Common use of Default of Landlord Clause in Contracts

Default of Landlord. If at any time during the term hereof Landlord shall default in any of its obligations under this lease, Tenant may give the written notice to Landlord of its intention to terminate the lease, together with a statement of the nature of such default, and such termination shall become effective on the thirtieth (30th) day after the date of such notice unless (a) such default shall be cured within thirty (30) days after such notice or (b) if the default is of such a nature that it cannot be cured within such period, the necessary steps to cure such default are duly taken within such period and are thereafter diligently pursued.

If at any time during the term hereof Landlord shall default in any of its material obligations under this leaseLease, Tenant may give the written notice to Landlord of its intention to terminate the leaseLease, together with a statement of the nature of such default, and such termination shall become effective on the thirtieth (30th) day after the date of such notice unless (a) such default shall be cured within thirty (30) days after such notice or (b) if the default is of such a nature that it cannot be cured within such period, the necessary steps to commence to cure such default are duly fully taken within such period and are thereafter diligently pursued, utilizing reputable area contractors, vendors, utility companies, municipalities, and other industry standard professionals.
