Deed of Conveyance. As soon as practicable, Seller shall execute a recordable Corporation or Trustee’s Warranty Deed sufficient to convey the Property to Buyer or Buyer's nominee, in fee simple absolute, subject only to the Permitted Exceptions (as defined hereafter), to be held by the Seller's attorneys, and to be delivered to Buyer at the closing of this transaction upon Buyer's compliance with the terms of this Contract.
