CONSTRUCTION PHASE SERVICES FEE. The CM’s Construction Phase Fee is the maximum amount payable to the CM for any cost or profit expectation incurred in the performance of the Work that is not specifically identified as being eligible for reimbursement by the Owner elsewhere in this Contract. References in the UGC to CM’s “overhead” and “profit” mean the CM’s Construction Phase Services Fee. The Construction Phase Fee includes, but is not limited to, the following items.

CONSTRUCTION PHASE SERVICES FEE. 6.1 Services Covered
CONSTRUCTION PHASE SERVICES FEE. 24.3.1 For Construction Phase Services, Owner shall pay Design/Build Contractor a stipulated Construction Phase Fee equal to percent ( %) of the Construction Cost Limitation for the Project.
CONSTRUCTION PHASE SERVICES FEE. For the construction phase of the contract, I/we agree to perform all construction items of the project including profit and overhead for the itemized Guaranteed Maximum Price (GMP) at 100%. If the City and Contractor cannot agree on the GMP, then the construction phase will be advertised and put to formal bid, per Heber City’s Procurement Policy. For purposes of evaluation of proposals, CM/GC shall provide with its bid a total project construction cost based on the 30% design plans (Attachment A). A Bid Schedule is included as Attachment B. The cost provided shall be a 30% estimate and shall lay a foundation for the 60%, 90%, and GMP at 100%. In the event that the unit price bid items increase between the 30% estimate provided with the bid and the GMP provided at 100% design, the CM/GC shall provide written justification (e.g., material cost increases) for review by the Engineer and the City. If the justification for cost increases is not satisfactory to the City, the City reserves the right to advertise and put the project out for formal bid, per Heber City’s Procurement Policy. Contractor’s Performance & Payment Bond and Insurance – This fee is for all bonds and insurance associated with the construction phase of the contract, based upon the indicated percentage of the cost of construction (agreed upon GMP). Construction Management Fee – Part of the construction phase GMP and includes overhead (e.g., home office), profit, and personnel who will be managing the project during bidding, construction, and closeout, including the warranty period of one-year.

  • Construction Phase Services 3.1.1 – Basic Construction Services

  • Design Phase Services § 3.2.1 The Architect shall review the program and other information furnished by the Owner, and shall review laws, codes, and regulations applicable to the Architect’s services.

  • PRE-CONSTRUCTION PHASE SERVICES The Pre-Construction Phase shall be deemed to commence upon the date specified in a written Notice to Proceed with Pre-Construction Phase Services issued by Owner and shall continue through completion of the Construction Documents and procurement of all major Subcontractor agreements. Contractor is not entitled to reimbursement for any costs incurred for Pre-Construction Phase Services performed before issuance of the written Notice to Proceed. Pre-Construction Phase Services may overlap Construction Phase Services. Contractor shall perform the following Pre-Construction Phase Services:

  • Construction Management Fee The Construction Management Fee for the Project shall be either a ☒Lump Sum or ☐Not-To-Exceed Fee of Ten Thousand, Five Hundred Forty-Two Dollars and Sixty- Two Cents ($10,542.62). NOTE: Allowances will be on a Not-To-Exceed basis. All unused funds will be returned to the School District at the time of construction closeout. Fee will be paid only on cost of work for these items.

  • Construction Phase Payments 10.3.1 Payments for Construction Phase Services shall be made as provided for in the UGSC and Owner’s Specifications. All payment requests shall be submitted through e- Builder® with a Schedule of Values and include all required attachments. Payment for approved Change Orders shall be made as part of Contractor’s Application for Payment. Failure to submit a Prime Contractor Progress Assessment Report form with each Application for Payment will cause rejection of the application by Owner and its return to Contractor.

  • Design Development Phase Services 3.3.1 Based on the Owner’s approval of the Schematic Design Documents, and on the Owner’s authorization of any adjustments in the Project requirements and the budget for the Cost of the Work, the Architect shall prepare Design Development Documents for the Owner’s approval. The Design Development Documents shall illustrate and describe the development of the approved Schematic Design Documents and shall consist of drawings and other documents including plans, sections, elevations, typical construction details, and diagrammatic layouts of building systems to fix and describe the size and character of the Project as to architectural, structural, mechanical and electrical systems, and other appropriate elements. The Design Development Documents shall also include outline specifications that identify major materials and systems and establish, in general, their quality levels.
