Constructability. Constructability is the organized process of reviewing a project’s drawings, specifications and other project documents with a goal of eliminating design, detailing, and specification problems to facilitate a smooth construction process.
Constructability. The Agreement requires the Project Architect to employ a General Contractor or Construction Manager acceptable to the Owner to provide outside construction expertise through the Schematic Design, Design Development and Construction Document Phases. The General Contractor or Construction Manager will provide review input related to Project Objectives, methods and concepts of “constructability.” In addition, the General Contractor or Construction Manager will submit for review a “constructability report” and Cost Quantity Survey to coincide with the Project Architect’s Basic Services submission requirements. (See the Agreement).
Constructability. (1) Provide updates as necessary regarding the availability of materials and labour, building systems, and possible economies. (2) Review the Specifications and Drawings and make recommendations to the Owner and the Consultant as to clarity, consistency, constructability, and coordination among the Subcontractors. (3) Assist the Owner and the Consultant in preparing bid documents for Subcontractors. (4) Assist the Owner in determining the contract security requirements of Subcontractors. .2
Constructability. (1) Provide updates as necessary regarding the availability of materials and labour, building systems, and possible economies. (2) Make recommendations to the Owner and the Consultant regarding the scope of Work packages and Work to be performed by the Construction Manager’s own forces to help facilitate the subsequent bidding and awarding of Subcontractor and Supplier contracts. (3) Review the Specifications and Drawings and, at the end of the Design Development Phase, make recommendations to the Owner and the Consultant as to constructability and coordination among the Subcontractors. .2
Constructability. The Builder shall provide specific input relative to issues concerning constructability, cost effectiveness, cost analysis of specific design alternatives under consideration, scheduling and value engineering alternatives.
Constructability. The IPD Team shall continually review the Construction Documents for clarity, consistency, constructability and coordination among the construction trades and collaborate with the other IPD Team Members in developing solutions to any identified issues. The purpose of the constructability reviews is to determine that the design is progressing in a manner that will result in complete, accurate and coordinated drawings which are sufficiently complete and coordinated for construction, and thereby reduce the risk of disruption, delay, change orders and potential claims. CM/GC, the Subcontractors and the Suppliers will focus on accuracy, completeness, sequencing and coordination. The constructability reviews will also seek out alternative construction materials, sequences, details, prefabrication opportunities, and systems that may result in a cost or time savings or increased quality. Nothing in this section shall relieve any IPD Team Member from its obligation to perform its services or work in accordance with the terms of its contract and the applicable standard of care.
Constructability. 3.3.5.1 The Contractor will work with the Owner, Architect, and CM Consultant to prepare a constructability plan for the Project to reduce cost, save time, improve quality, reduce risk, and improve the overall process of Project delivery. Key objectives of the constructability program will include creation and maintenance of a well-planned, safe, effective, cooperative, and mutually beneficial work environment for all participants. A primary objective of these efforts will be to assist the Owner to ensure that the final TCC does not exceed the Owner’s budget and the Project is completed on time.
Constructability. CM/GC and Trade Contractors shall review the design documents for clarity, consistency, constructability and coordination among the design disciplines' drawings and the construction trades and collaborate with the IPD Team in developing solutions to any identified issues. Unless otherwise directed by the Core Group, CM/GC shall conduct constructability reviews the findings of which shall be recorded and distributed to all IPD Team Members. The purpose of the Constructability Reviews is to determine that the Construction Documents are progressing in a manner that will result in complete, accurate and coordinated drawings which are sufficiently complete and coordinated for construction, and thereby reduce the risk of disruption, delay, change orders and potential claims. CM/GC and the Trade Contractors will focus on accuracy, completeness, sequencing and coordination. These reviews will also seek out alternative construction materials, sequences, details and systems that may result in a cost or time savings to Owner, or increased quality. The results of the review shall be provided in writing and as notations on the Construction Documents. Architect and Architect's Consultants shall review and respond in writing, either by incorporating changes in the Design Documents or explaining why such action is unnecessary, to each comment in the Constructability Review. CM/GC shall not be responsible to determine if the design is complete, accurate or complies with codes, laws or requirements of government or public authorities having jurisdiction over the Project. Nothing in this section shall relieve any Project Participant from their respective obligations to perform in accordance with the terms of their respective contract and the applicable standard of care.
Constructability. Design-Builder shall implement and conduct a constructability program to identify and document Project costs and schedule savings opportunities. The Design-Builder shall prepare a "Constructability Report" that identifies items that, in the Design-Builder’s opinion, may negatively impact construction of the Project. The Constructability Report shall address the overall coordination of Project Drawings, Specifications, and details and identify discrepancies that may generate Change Orders or Claims once Project construction commences. The Constructability Report shall be updated at least monthly during the Preconstruction phase.
Constructability. Provide advice on site use and possible improvements, selection of materials, assembly systems, and, equipment and provide recommendations on construction feasibility, availability of materials and labour, time requirements for installation and construction, and factors related to alternative designs and possible economies. .2
