Conceptual Plans. As soon as practicable but no later than 30 days after execution of this Agreement, Concessionaire shall attend a pre-design meeting with the Airport’s concessions management team and thereafter, prepare and submit for City review, conceptual plans and specifications (collectively "Conceptual Plans") and a proposed design and construction progress and completion schedule ("Construction Schedule") for the construction of all proposed initial Improvements. Conceptual Plans. YMCA shall submit conceptual architectural drawings, including a Project site plan, elevations and floor plans (the “Project Conceptual Plans”) to the City in the time set forth in the Schedule of Performance. The Executive Director shall review and provide comments to the Project Conceptual Plans within 30 days of their submittal. Following such review and comment, the Executive Director shall advise YMCA whether he would recommend approval thereof by the City Council and any City commissions and committees having jurisdiction prior to YMCA obtaining a Construction Cost Estimate as provided in subpart v, below.

Conceptual Plans. The Arlington Urban Design Center was established in June 2009 through a creative collaboration between the City of Arlington and the University of Texas at Arlington (UTA). Graduate students and professors from UTA’s School of Architecture and School of Urban and Public Affairs work closely with City staff on business and neighborhood development projects in Arlington. Students “learn by doing” as they work with City planning staff and benefit from the opportunity of working on real-world projects. For this project, we intend to utilize the skills and abilities of the Design Center to develop preliminary images based on input from the consultant, public, staff, Park Board and City Council. After completing the previous tasks and receiving direction from City Council, the consultant will utilize these images to develop two (2) sets of exterior elevation/rendering options for each of the three (3) facility types: senior center, multi-generational center, and senior/multigenerational center. In order to determine the most feasible designs for recreational activities, the consultant, as a minimum, should take into account its location, zoning, topography, adjacent property owners, and current/future uses of the sites. The plans should include conceptual layouts and site plans with building design including graphic representations of floor plans and exterior building elevations, as well as estimates of architectural and construction costs. The renderings of proposed layouts should also accurately depict entryways, parking areas, facilities and landscape buffers. The concept plans and recommendations shall be compiled and presented as a report to the RFP Contact. The City will review the proposed layouts and determine if all or some of the submitted layouts are to be further developed. Consultant services will not include preparation of construction documents at this time. However, the City wants the selected consultant to be prepared to provide additional services including design development, the preparation of construction drawings and specifications for a public bid process and construction supervision, should the City choose to proceed and wish to amend the consultant agreement to include these additional services.
