Conceptual Plan. The CONSULTANT will develop a conceptual plan for the Sixth Street Promenade Corridor to include corridor goals recommended by the Study Advisory Team (SAT) and the public, corridor recommendations to include concepts introduced in the Downtown Master Plan and Sixth Street Promenade Conceptual Plan, corridor connections building upon the recommendations from the Bicycle and Pedestrian Master Plan, and a conceptual design highlighting proposed streetscape and landscape improvements to integrate a multimodal Sixth Street concept into the active transportation network. Graphics and visualizations in cross-sectional and three-dimensional formats will be created to inform the SAT, stakeholders, and the public as to the overall concept for three Sixth Street Promenade Corridor.

Conceptual Plan. The Lessor has approved the Lessee’s plan for the redevelopment of the Premises as set forth in the Proposal (the “Conceptual Plan”), including the conceptual design of the open space and including, without limitation, renderings and layouts of the Premises, estimated commencement and completion dates and preliminary information relating to scheduling requirements during construction, estimated times and manner of delivery of equipment and materials, and preliminary functional plans showing the proposed location of on-site utility systems and all connections to utility supply lines at the perimeter of the Premises, all necessary roadways, ramps, pedestrian circulation and parking areas, appropriate landscaping (including the landscaping of open space) and fences.

Conceptual Plan. Develop alternative odor control strategies using the preferred odor and corrosion control technologies selected by the City. For each alternative strategy, identify locations, specify design criteria, and provide conceptual site layouts. Develop the opinion of probable capital and O&M costs associated with each strategy. Compare each strategy on the basis of life cycle costs, feasibility, O&M requirements, and overall effectiveness at meeting the odor and corrosion control goals. Real estate acquisition costs will be requested from the City Real Estate Department or other publicly available appraisal records. Parcel boundaries will be obtained from the City’s GIS data.
Conceptual Plan. At the outset of this engagement, XXXX will review any existing documents and plans that the COUNTY has related to vision and objectives for an integrated system. XXXX will meet with the COUNTY to discuss the work completed to-date, and will draft a revised conceptual plan that provides a statement of vision and direction that will guide all subsequent project work. The Design-Builder shall determine all required approval processes including those of the County, utility and service providers, and all other agencies having jurisdiction over the design and/or construction work. • Proposed locations and proposed designs of above and below ground features, infrastructure, buildings and facilities. • Existing and proposed parcel boundaries and dimensions as needed for approvals; existing and approximate finished grade contour lines; existing and proposed building footprints; dedicated rights of way and street names; existing and proposed drives and parking layout showing approximate grade calculations and including Americans with Disabilities Act of 1990 (ADA) spaces; existing and proposed pedestrian facilities and sidewalks; existing and proposed utilities; existing and proposed drainage systems; existing and proposed open spaces; development name; site address; parcel number; scale, north arrow, date prepared, and legend. • Immediately upon presenting the Project at the concept Meeting with the County, the Design-Builder shall provide a written follow up report detailing challenges and opportunities and time/cost projection estimates to complete the design. This report shall detail the steps that remain to gain full County reviews and approvals, as required, to proceed with the proposed construction. • Such other documentation, reports, plans or other documents or information as required by the County shall be included in the Conceptual Plan. • Any changes from the Technical Proposal must be specifically identified and approved in writing by the County.
