Compliance with Zoning. The Property now conforms and will continue to conform at all times and in all respects with applicable zoning and land division laws, rules, regulations and ordinances.
Compliance with Zoning. Tenant knows the character of its operation in the Premises and that applicable zoning ordinances and regulations are of public record. Tenant shall have sole responsibility for its compliance therewith, and Tenant's inability so to comply shall not be cause for Tenant to terminate this Lease.

The Property is currently zoned for commercial and retail uses and Developer shall obtain a Planned Unit Development Overlay zoning designation for the requested temporary uses described in this Agreement. If granted, the Developer shall ensure that it conforms and will continue to conform at all times and in all respects with applicable zoning and land division laws, rules, regulations and ordinances.
Compliance with Zoning. Tenant agrees that any improvements constructed on the Leased Premises shall at all times be maintained in compliance (or be granted a variance from or “grandfathered” in its compliance) with all applicable zoning, environmental, land use, safety and health laws and regulations.
