Common use of Communications and Computer Lines Clause in Contracts

Communications and Computer Lines. Tenant may install, maintain, replace, remove or use any communications or computer wires and cables (collectively, the “Lines”) at the Project in or serving the Premises, provided that (i) Tenant shall obtain Landlord’s prior written consent to the installation of any such Lines (such consent not to be unreasonably withheld), use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld), and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount of space for additional Lines shall be maintained for future occupants of the Project, as determined in Landlord’s reasonable opinion, (iii) the Lines (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any Lines servicing the Premises shall comply with all Applicable Laws, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewith. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Communications and Computer Lines. Tenant may at any time install, maintain, replace, remove or use usc any communications or fiber optics and/or computer wires and cables (collectively, the “Lines”) at at, under or through the Project in or serving the Premises, provided that (i) Tenant shall obtain Landlord’s prior written consent to the installation of any such Lines (such consent not to be unreasonably withheld)consent, use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the Project, as determined in Landlord’s reasonable opinion, (iii) the Lines therefor (including riser cables) shall be appropriately appropnately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (ivconduit(iv) any new or existing Lines servicing the Premises shall comply with all Applicable applicable Laws, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewith, including any fees charged by Landlord for Tenant’s use of the Building’s telecommunications capacity in excess of Tenant’s pro rats share thereof. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable applicable Laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.29.32

Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Tenant may install, maintain, replace, remove or use any electrical, communications or computer wires and cables (collectively, the “Lines”) at the Project in or serving solely the Premises, provided that (i) Tenant shall obtain Landlord’s prior written consent to the installation of any such Lines (such consent which shall not to be unreasonably withheld, conditioned, or delayed), use an experienced and qualified contractor reasonably approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 15 and 8 16 of this Lease, (ii) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the Project, as determined in Landlord’s reasonable opinion, (iii) the Lines therefor (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any new or existing Lines servicing the Premises shall comply with all Applicable Lawsapplicable Laws and regulations, (v) as a condition to permitting the installation of new Lines, if reasonable under the circumstances, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewith. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws or represent a dangerous or potentially dangerous condition. Upon Landlord further reserves the right to require that Tenant remove any and all Lines located in or serving the Premises upon the expiration of the Lease Term, Term or immediately following upon any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Communications and Computer Lines. Tenant may install, maintain, replace, remove or use any communications or computer wires and cables (collectively, the “Lines”"LINES") at underground locations in the Project in or serving the Premises, provided that (i) Tenant shall obtain Landlord’s prior written consent to the installation of any such Lines (such consent not to be unreasonably withheld), use an experienced and qualified contractor approved in writing by Landlord (such which approval shall not to be unreasonably withheldwithheld or delayed), and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount number of space conduits for additional Lines shall be maintained for existing and future occupants of the Project, as determined in Landlord’s 's reasonable opinion, (iii) conduits for the Lines therefor (including riser cablescables unless originally installed by Landlord) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any new or existing Lines servicing the Premises shall comply with all Applicable Laws, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant applicable governmental laws and repair any damage in connection with such removalregulations, and (viv) Tenant shall pay all costs in connection therewiththerewith (except that Tenant shall have no obligation to remove any Lines between the Buildings upon the expiration or earlier termination of this Lease). However, Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Landlord reserves the right at any time to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Communications and Computer Lines. Tenant may install, maintain, replace, remove or use any communications or computer wires and cables serving the Premises (collectively, the “Lines”) at the Project in or serving the Premises), provided that (i) Tenant shall obtain Landlord’s prior written consent, which consent may only be withheld to the installation of any such Lines (such consent not to be unreasonably withheld)extent a Design Problem exists, use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount of space for additional Lines shall be maintained for future occupants of the Project, as determined in Landlord’s reasonable opinion, (iii) the Lines therefor (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, and shall be identified in accordance with the “Identification Requirements,” as that term is set forth hereinbelow, (iviii) any new or existing Lines servicing the Premises shall comply with all Applicable Laws, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant applicable governmental laws and repair any damage in connection with such removalregulations, and (viiv) Tenant shall pay all costs in connection therewith. All Lines shall be clearly marked with adhesive plastic labels (or plastic tags attached to such Lines with wire) to show Tenant’s name, suite number, telephone number and the name of the person to contact in the case of an emergency (A) every four feet (4’) outside the Premises (specifically including, but not limited to, the electrical room risers and other Common Areas), and (B) at the Lines’ termination point(s) (collectively, the “Identification Requirements”). Landlord reserves the right (by notice to Tenant at any time prior to the expiration or earlier termination of this Lease) to require that Tenant Tenant, prior to the expiration or earlier termination of this Lease, remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removalPremises.

Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon Landlord makes no representation or assurances with regard to the expiration suitability, available or capacity of the Lease Term, Building’s telephone and communication distribution network or immediately following any earlier termination of this Lease, Tenant shall, at risers within or service to the Building for Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removalcommunication needs.

Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable applicable Laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Tenant may install, maintain, replace, remove or use any communications or computer wires and cables (collectively, the “"Lines”") at the Project in or serving the Premises, provided that (i) Tenant shall obtain Landlord’s 's prior written consent to the installation of any such Lines (such consent not to be unreasonably withheld)consent, use either Landlord's designated contractor or an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheldin which event Landlord's designated contractor, at Tenant's expense, shall accompany and supervise Tenant's approved contractor), and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the Project, as determined in Landlord’s 's reasonable opinion, (iii) the Lines therefor (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any new or existing Lines servicing the Premises shall comply with all Applicable Lawsapplicable governmental laws and regulations, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewith. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Tenant may install, maintain, replace, remove or use any electrical, communications or computer wires and cables (collectively, the “Lines”) at the Project installed by or on behalf of Tenant in or serving solely the Premises, provided that (i) Tenant shall obtain Landlord’s prior written consent to the installation of any such Lines (such consent not to be unreasonably withheld)consent, use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount of space for additional Lines shall be maintained for existing and future occupants of the Project, as determined in Landlord’s reasonable opinion, (iii) the Lines therefor (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any new or existing Lines servicing the Premises shall comply with all Applicable Lawsapplicable governmental laws and regulations, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing unused Lines located in previously installed by or serving the Premises that will no longer be used by on behalf of Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewith. Landlord reserves the right to require that Tenant remove any Lines installed by or on behalf of Tenant and located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon Landlord further reserves the right to require that Tenant remove any and all Lines installed by or on behalf of Tenant and located in or serving the Premises upon the expiration of the Lease Term, Term or immediately following upon any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Communications and Computer Lines. Except for telecommunications and data wires, cables, fiber optics or other media (collectively, “Telecom Cable”) required to obtain service from a Telecommunications Provider approved by Landlord, Tenant may not install, maintain, replace, remove or use any communications Telecom Cable outside the Premises, and in connection with any installation, maintenance, replacement, removal or computer wires and cables (collectively, the “Lines”) at the Project use of Telecom Cable located in or serving the Premises, provided that Premises (ia) Tenant shall obtain Landlord’s prior written consent to the installation of any such Lines (such consent not to be unreasonably withheld)consent, use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 and 8 contained in Article 6 of this Lease, (iib) if such Telecom Cable includes use of available wire pairs or other media that are part of the Building Systems or otherwise owned or controlled by the Building (“Lines”), an acceptable amount number of spare available Lines and space for additional Lines shall be maintained for existing and future occupants of the ProjectBuilding, as determined by Landlord in Landlord’s reasonable opiniondiscretion, (iiic) the Lines Telecom Cable (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (ivd) any Lines servicing the Premises new or existing Telecom Cable shall comply with all Applicable applicable Laws, (ve) as a condition to permitting the installation of new LinesTelecom Cable, Landlord may require that Tenant remove existing Lines Telecom Cable located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vif) Tenant shall pay all costs in connection therewith. Landlord reserves the right to require that Tenant remove any Lines Telecom Cable located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws or represent a dangerous or potentially dangerous condition. Upon the expiration or sooner termination of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shallTenant, at Tenant’s its sole cost and expense, shall remove all Lines installed by Tenant, (and repair any damage caused by such removal) all Telecom Cable installed by Tenant.

Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.-55-

Tenant may install, maintain, replace, remove or use any communications or computer wires and cables (collectively, the “Lines”) at the Project in or serving the Premises, provided that (i) Tenant shall obtain Landlord’s prior written consent to the installation of any such Lines (such consent not to be unreasonably withheld)consent, use an experienced and qualified contractor approved in writing by Landlord (such approval Landlord, which consent shall not to be unreasonably denied or withheld), and comply with all of the other provisions of Articles 7 and 8 Article 9 of this Lease, (ii) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the Project, as determined in Landlord’s reasonable opinion, (iii) the Lines therefor (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any new or existing Lines servicing the Premises shall comply with all Applicable Lawsapplicable governmental laws and regulations, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewith. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Communications and Computer Lines. However, Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon Landlord makes no representation or assurances with regard to the expiration suitability, available or capacity of the Lease Term, Building's telephone and communication distribution network or immediately following any earlier termination of this Lease, Tenant shall, at risers within or service to the Building for Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal's communication needs.

Communications and Computer Lines. However, Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. (A) Tenant may install, maintain, replace, remove or use any communications or computer wires wires, cables and cables relatediievices (collectively, collectively the “"Lines”") at the Project Property in or serving the Premises, provided that provided: (ia) Tenant shall obtain Landlord’s 's prior written consent to the installation of any such Lines (such consent not to be unreasonably withheld)consent, use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 and 8 of this LeaseArticle 10, (iib) any such installation, maintenance, replacement, removal or use shall comply with all Laws applicable thereto and good work practices, and shall not interfere with the use of any then existing Lines at the Property, (c) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the ProjectProperty, as determined in Landlord’s 's reasonable opinion, (iiid) if Tenant at any time uses any equipment that may create an electromagnetic field exceeding the normal insulation ratings of ordinary twisted pair riser cable or cause radiation higher than normal background radiation, the Lines therefor (including riser cables) shall be appropriately insulated to prevent such excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any Lines servicing the Premises shall comply with all Applicable Laws, (ve) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer Premises, (f) Tenant's rights shall be used by Tenant and repair subject to the rights of any damage in connection with such removalregulated telephone company, and (vig) Tenant shall pay all costs in connection therewith. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are or become at any time in violation of any Applicable Laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all condition (whether such Lines were installed by TenantTenant or any other party), and repair any damage caused by such removalwithin three (3) days after written notice.

Tenant may install, maintain, replace, remove or use any electrical, communications or computer wires and cables (collectively, the “Lines”) at the Project in or serving solely the Premises, provided that (i) Tenant shall obtain Landlord’s prior written consent to the installation of any such Lines (such consent which shall not to be unreasonably withheld, conditioned or delayed), use an experienced and qualified contractor approved in writing by Landlord (such approval which shall not to be unreasonably withheld, conditioned or delayed), and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the Project, as determined in Landlord’s reasonable opinion, (iii) the Lines therefor (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any new or existing Lines servicing the Premises shall comply with all Applicable Laws, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant applicable governmental laws and repair any damage in connection with such removalregulations, and (viv) Tenant shall pay all costs in connection therewith. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon Landlord further reserves the right to require that Tenant remove any and all Lines installed by Tenant in or serving the Premises upon the expiration of the Lease Term, Term or immediately following upon any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Communications and Computer Lines. Tenant may install, maintain, replace, remove or use any communications or computer wires and cables (collectively, the “Lines”) at the Project Building in or serving the Premises, provided that (i) Tenant shall obtain Landlord’s prior written consent to the installation of any such Lines (such consent consent, which shall not to be unreasonably withheld), conditioned, or delayed, use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the ProjectBuilding, as determined in Landlord’s reasonable opinion, (iii) the Lines therefor (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any new or existing Lines servicing the Premises Buildings shall comply with all Applicable Lawsapplicable governmental laws and regulations, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewith. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon Landlord makes no representation or assurances with regard to the expiration suitability, available or capacity of the Lease Term, Building’s telephone and communication distribution network or immediately following any earlier termination of this Lease, Tenant shall, at risers within or service to the Building for Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removalcommunication needs.

Communications and Computer Lines. Tenant may install, maintain, replace, remove or use any communications or computer wires and cables serving the Premises (collectively, the “Lines”) at the Project in or serving the Premises), provided that (i) Tenant shall obtain Landlord’s prior written consent, (which consent to the installation of any such Lines (such consent shall not to be unreasonably withheld), ) use an experienced and qualified contractor approved in writing by Landlord (such approval which consent shall not to be unreasonably withheld), and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the ProjectBuilding, as determined in Landlord’s reasonable opinion, (iii) the Lines therefor (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, and shall be identified in accordance with the “Identification Requirements,” as that term is set forth hereinbelow, (iv) any new or existing Lines servicing the Premises shall comply with all Applicable Lawsapplicable governmental laws and regulations, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewith. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.in

Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Communications and Computer Lines. Tenant may install, maintain, replace, remove or use any electrical, communications or computer wires and cables (collectively, the “Lines”) at the Project in or serving solely the Premises, provided that (i) Tenant shall obtain Landlord’s prior written consent to the installation of any such Lines (such consent not to be unreasonably withheld)consent, use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld)Xxxxxxxx, and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the Project, as determined in Landlord’s reasonable opinion, (iii) the Lines therefor (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any new or existing Lines servicing the Premises shall comply with all Applicable Lawsapplicable governmental laws and regulations, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewith. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon Landlord further reserves the right to require that Tenant remove any and all Lines located in or serving the Premises upon the expiration of the Lease Term, Term or immediately following upon any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Tenant may install, maintain, replace, remove or use any communications or computer wires and cables (collectively, the “"Lines”") at the Project in or serving the Premises, provided that (i) Tenant shall obtain Landlord’s 's prior written consent to the installation of any such Lines (such consent not to be unreasonably withheld), use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld), and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount of space for additional Lines shall be maintained for future occupants of the Project, as determined in Landlord’s 's reasonable opinion, (iii) the Lines (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any Lines servicing the Premises shall comply with all Applicable Laws, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewith. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s 's sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Communications and Computer Lines. Tenant may install, maintain, replace, remove or use any communications or computer wires and cables (collectively, the “Lines”"LINES") at underground locations in the Project in or serving the Premises, provided that (i) Tenant shall obtain Landlord’s prior written consent to the installation of any such Lines (such consent not to be unreasonably withheld), use an experienced and qualified contractor approved in writing by Landlord (such which approval shall not to be unreasonably withheldwithheld or delayed), and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount number of space conduits for additional Lines shall be maintained for existing and future occupants of the Project, as determined in Landlord’s 's reasonable opinion, (iii) conduits for the Lines therefor (including riser cablescables unless originally installed by Landlord) shall be appropriately insulated to prevent excessive electromagnetic PEREGRINE SYSTEMS CORPORATE CENTER [Peregrine Systems] fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any new or existing Lines servicing the Premises shall comply with all Applicable Laws, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant applicable governmental laws and repair any damage in connection with such removalregulations, and (viv) Tenant shall pay all costs in connection therewiththerewith (except that Tenant shall have no obligation to remove any Lines between the Buildings upon the expiration or earlier termination of this Lease). However, Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Communications and Computer Lines. Tenant may install, maintain, replace, remove or use any communications or computer wires and cables (collectively, the “Lines”) at the Project in or serving the Premises, provided that (i) Tenant shall obtain Landlord’s prior written consent to the installation of any such Lines (such consent not to be unreasonably withheld, conditioned, or delayed), use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the Project, as determined in Landlord’s reasonable opinion, (iii) the Lines therefor (including riser cables) shall be (x) appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be (y) surrounded by a protective conduit reasonably acceptable to Landlord, and (z) identified in accordance with the “Identification Requirements,” as that term is set forth hereinbelow, (iv) any new or existing Lines servicing the Premises shall comply with all Applicable Lawsapplicable governmental laws and regulations, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant shall remove existing Lines located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewith. All Lines shall be clearly marked with adhesive plastic labels (or plastic tags attached to such Lines with wire) to show Tenant’s name, suite number, telephone number and the name of the person to contact in the case of an emergency (A) every four feet (4’) outside the Premises (specifically including, but not limited to, the electrical room risers and other Common Areas), and (B) at the Lines’ termination point(s) (collectively, the “Identification Requirements”). Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time (1) are in violation of any Applicable Laws Laws, (2) are inconsistent with then-existing industry standards (such as the standards promulgated by the National Fire Protection Association (e.g., such organization’s “2002 National Electrical Code”)), or (3) otherwise represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Communications and Computer Lines. Tenant may install, maintain, replace, remove or use any communications or computer wires and cables (collectively, the “Lines”) at the Project in or serving the Premises, provided that (i) Tenant shall obtain Landlord’s prior written consent to the installation of any such Lines (such which consent shall not to be unreasonably withheld, conditioned or delayed), use an experienced and qualified union contractor reasonably approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the Project, as determined in Landlord’s reasonable opinion, (iii) the Lines therefor (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, and shall be identified in accordance with the “Identification Requirements,” as that term is set forth hereinbelow, (iv) any new or existing Lines servicing the Premises shall comply with all Applicable Lawsapplicable governmental laws and regulations, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewith. Landlord reserves All Lines shall be clearly marked with adhesive plastic labels (or plastic tags attached to such Lines with wire) to show Tenant’s name, suite number, telephone number and the right name of the person to require that Tenant remove any Lines located contact in or serving the case of an emergency (A) every four feet (4’) outside the Premises which are installed in violation of these provisions(specifically including, or which are but not limited to, the electrical room risers and other Common Areas), and (B) at any time in violation of any Applicable Laws or represent a dangerous or potentially dangerous conditionthe Lines’ termination point(s) (collectively, the “Identification Requirements”). Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal. In the event that Tenant fails to complete such removal and/or fails to repair any damage caused by the removal of any Lines, Landlord may do so and may charge the cost thereof to Tenant. In addition, Landlord reserves the right at any time to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any laws or represent a dangerous or potentially dangerous condition.

Communications and Computer Lines. Tenant may install, maintain, replace, remove or use any communications or computer wires and cables (collectively, the “"Lines”") at the Project in or serving the Premises, provided that (i) Tenant shall obtain Landlord’s 's prior written consent to the installation of any such Lines (such consent not to be unreasonably withheld)consent, use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the Project, as determined in Landlord’s 's reasonable opinion, (iii) the Lines therefor (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any new or existing Lines servicing the Premises shall comply with all Applicable Lawsapplicable governmental laws and regulations, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewith, including any fees charged by Landlord for Tenant's use of the Building's telecommunications capacity in excess of Tenant's pro rata share thereof. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Communications and Computer Lines. After completion of the initial Tenant Improvements pursuant to Exhibit B, Tenant may install, maintain, replace, remove or use any install additional communications or computer wires and cables (collectively, the “Lines”) at the Project in or serving the Premises, provided that (i) Tenant shall obtain Landlord’s prior written consent to the installation of any such Lines (such which consent Landlord shall not to be unreasonably withheldwithhold, condition or delay), use an experienced and qualified contractor reasonably approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the Project, as determined in Landlord’s reasonable opinion, (iii) the Lines (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any new or existing Lines servicing the Premises shall comply with all Applicable Lawsapplicable governmental laws and regulations, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewithwith installation of new Lines. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises (a) which are installed in violation of these provisions, or (b) which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Communications and Computer Lines. Tenant may install, maintain, replace, remove or use any communications or computer wires and cables (collectively, the “Lines”) at the Project in or serving the Premises, provided that (i) Tenant shall obtain Landlord’s prior written consent to the installation of any such Lines (such which consent shall not to be unreasonably withheld), use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the Project, as determined in Landlord’s reasonable opinion, (iii) the Lines therefor (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any new or existing Lines servicing the Premises shall comply with all Applicable Lawsapplicable governmental laws and regulations, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewith. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Communications and Computer Lines. Except for telecommunications and data wires, cables, fiber optics or other media (collectively, “Telecom Cable”) required to obtain service from a Telecommunications Provider approved by Landlord, Tenant may not install, maintain, replace, remove or use any communications Telecom Cable outside of the Premises, and in connection with any installation, maintenance, replacement, removal or computer wires and cables (collectively, the “Lines”) at the Project use of Telecom Cable located in or serving the Premises, provided that Premises (ia) Tenant shall obtain Landlord’s prior written consent to the installation of any such Lines (such consent not to be unreasonably withheld)consent, use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 and 8 contained in Article 6 of this Lease, (iib) if such Telecom Cable includes use of available wire pairs or other media that are part of the Building Systems or otherwise owned or controlled by the Building (“Lines”), an acceptable amount number of spare available Lines and space for additional Lines shall be maintained for existing and future occupants of the ProjectBuilding, as determined by Landlord in Landlord’s reasonable opinionsole discretion, (iiic) the Lines Telecom Cable (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (ivd) any Lines servicing the Premises new or existing Telecom Cable shall comply with all Applicable applicable Laws, (ve) as a condition to permitting the installation of new LinesTelecom Cable, Landlord may require that Tenant remove existing Lines Telecom Cable located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vif) Tenant shall pay all costs in connection therewith. Landlord reserves the right to require that Tenant remove any Lines Telecom Cable located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws or represent a dangerous or potentially dangerous condition. Upon the expiration or sooner termination of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shallTenant, at Tenant’s its sole cost and expense, shall remove all Lines installed by Tenant, (and repair any damage caused by such removal) all Telecom Cable installed by Tenant.

Communications and Computer Lines. Tenant may install, maintain, replace, remove or use any electrical, communications or computer wires and cables (collectively, the “"Lines”") at the Project in or serving solely the Premises, provided that (i) Tenant shall obtain Landlord’s 's prior written consent to the installation of any such Lines (such consent not to be unreasonably withheld)consent, use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the Project, as determined in Landlord’s 's reasonable opinion, (iii) the Lines therefor (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any new or existing Lines servicing the Premises shall comply with all Applicable Lawsapplicable governmental laws and regulations, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewith. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon Landlord further reserves the right to require that Tenant remove any and all Lines located in or serving the Premises upon the expiration of the Lease Term, Term or immediately following upon any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Communications and Computer Lines. (A) Tenant may install, maintain, replace, remove or use any communications or computer wires wires, cables and cables related devices (collectively, collectively the “"Lines”") at the Project Property in or serving the Premises, provided that provided: (ia) Tenant shall obtain Landlord’s 's prior written consent to the installation of any such Lines (such consent not to be unreasonably withheld)consent, use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 and 8 of this LeaseArticle 10, (iib) any such installation, maintenance, replacement, removal or use shall comply with all Laws applicable thereto and good work practices, and shall not interfere with the use of any then existing Lines at the Property, (c) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the ProjectProperty, as determined in Landlord’s 's reasonable opinion, (iiid) if Tenant at any time uses any equipment that may create an electromagnetic field exceeding the normal insulation ratings of ordinary twisted pair riser cable or cause radiation higher than normal background radiation, the Lines therefor (including riser cables) shall be appropriately insulated to prevent such excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any Lines servicing the Premises shall comply with all Applicable Laws, (ve) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer Premises, (f) Tenant's rights shall be used by Tenant and repair subject to the rights of any damage in connection with such removalregulated telephone company, and (vig) Tenant shall pay all costs in connection therewith. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are or become at any time in violation of any Applicable Laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all condition (whether such Lines were installed by TenantTenant or any other party), and repair any damage caused by such removalwithin three (3) days after written notice.

Communications and Computer Lines. Tenant may install, maintain, replace, remove or use any communications or computer wires and cables (collectively, the “Lines”) at the Project in or serving the Premises, provided that (i) Tenant shall obtain Landlord’s prior written consent to the installation of any such Lines (such consent not to be unreasonably withheld, conditioned, or delayed), use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the Project, as determined in Landlord’s reasonable opinion, (iii) the Lines therefor (including riser cables) shall be (x) appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be (y) surrounded by a protective conduit reasonably acceptable to Landlord, and (z) identified in accordance with the “Identification Requirements,” as that term is set forth hereinbelow, (iv) any new or existing Lines servicing the Premises shall comply with all Applicable Lawsapplicable governmental laws and regulations, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant to remove existing Lines located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewith. All Lines shall be clearly marked with adhesive plastic labels (or plastic tags attached to such Lines with wire) to show Tenant’s name, suite number, telephone number and the name of the person to contact in the case of an emergency (A) every four feet (4’) outside the Premises (specifically including, but not limited to, the electrical room risers and other Common Areas), and (B) at the Lines’ termination point(s) (collectively, the “Identification Requirements”). Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, and upon Landlord’s request, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal. In the event that Tenant fails to complete such removal and/or fails to repair any damage caused by the removal of any Lines, Landlord may do so and may charge the cost thereof to Tenant. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time (1) are in violation of any Applicable Laws Laws, (2) are inconsistent with then-existing industry standards (such as the standards promulgated by the National Fire Protection Association (e.g., such organization’s “2002 National Electrical Code”)), or (3) otherwise represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term-00- XXXXXX XXXXXX XXXXXX CENTRE DEL MAR [Santarus, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.Inc.]

Communications and Computer Lines. Tenant may install, maintain, replace, remove or use any communications or computer wires wires, cables and cables related electronic signal transmission devices (collectively, collectively the “"Lines”") at the Project Property in or serving the Premises, provided that provided: (a) Tenant shall (i) Tenant shall obtain Landlord’s 's prior written consent to the installation of any such Lines (such consent not to be unreasonably withheld), (ii) use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and (iii) comply with all of the other provisions of Articles 7 Article 6; (b) any such installation, maintenance, replacement, removal or use shall comply with all Laws applicable thereto and 8 good work practices, and shall not interfere with the use of this Leaseany then existing Lines at the Property; (c) if Tenant at any time uses any equipment that may create an electromagnetic field exceeding the normal insulation ratings of ordinary twisted pair riser cable or cause radiation higher than normal background radiation, (ii) an acceptable amount of space for additional Lines shall be maintained for future occupants of the Project, as determined in Landlord’s reasonable opinion, (iii) the Lines therefor (including riser cables) shall be appropriately insulated to prevent such excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, ; (ivd) any Lines servicing the Premises shall comply with all Applicable Laws, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Tenant's Lines located in upon the expiration or serving earlier termination of this Lease; (e) Tenant's rights shall be subject to the Premises that will no longer be used by Tenant and repair rights of any damage in connection with such removal, regulated telephone company; and (vif) Tenant shall pay all costs in connection therewithwith Tenant's Lines. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws or represent a dangerous or potentially dangerous condition. Upon Tenant shall have the expiration of right to choose its telecommunications provider for the Lease TermPremises, or immediately following and Landlord shall have no right to prohibit Tenant from connecting the Premises to any earlier termination of this Lease, Tenant shall, at particular telecommunications provider provided Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removaltelecommunications provider executes a mutually acceptable license agreement with Landlord.

Communications and Computer Lines. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon Landlord further reserves the right to require that Tenant remove any and all Lines located in or serving the Premises upon the expiration of the Lease Term, Term or immediately following upon any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon Landlord further reserves the right to require that Tenant remove any and all Lines located in or serving the Premises and installed for or by Tenant upon the expiration of the Lease Term, Term or immediately following upon any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Communications and Computer Lines. Tenant may install, maintain, replace, remove or use any communications or computer wires and cables (collectively, the “"Lines”") at the Project in or serving the Premises, provided that (i) Tenant shall obtain Landlord’s 's prior written consent to the installation of any such Lines (such consent not to be unreasonably withheld)consent, use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the Project, as determined in Landlord’s 's reasonable opinionopinion provided that Tenant shall always be entitled to, at a minimum, its proportionate share of such Lines based upon the rentable square footage of the Premises then leased by Tenant, (iii) the Lines therefor (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any new or existing Lines servicing the Premises shall comply with all Applicable Lawsapplicable governmental laws and regulations, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewith, including any fees charged by Landlord for Tenant's use of the Building's telecommunications capacity in excess of Tenant's pro rata share thereof. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon Landlord further reserves the right to require that Tenant remove any and all Lines located in or serving the Premises upon the expiration of the Lease Term, Term or immediately following upon any earlier termination of this Lease, Tenant shall, at . Nothing contained in this Section 29.35 shall limit or restrict any of Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removalrights that are expressly set forth in this Lease.

Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises prior lo the expiration or any earlier termination of the Lease Term, or, at any time, any Lines which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.

Communications and Computer Lines. Tenant may install, maintain, replace, remove or use any communications or computer wires and cables (collectively, the “Lines”) at the Project in or serving the Premises, provided that (i) Tenant shall with respect to the installation of any vertical cabling obtain Landlord’s prior written consent to (but the installation of any such Lines (such horizontal cabling may be installed by Tenant, upon prior notice to Landlord but without the prior written consent not to be unreasonably withheldof Landlord), use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the Project, as determined in Landlord’s reasonable opinion, (iii) the Lines therefor (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any new or existing Lines servicing the Premises shall comply with all Applicable Laws, and (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewith. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises prior to the expiration or any earlier termination of the Lease Term or, at any time, any Lines which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon Notwithstanding the foregoing, Tenant shall not have the obligation to remove any Lines located in or serving the Premises prior to the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all the Lease Term to the extent the subsequent tenant leasing the Premises wants to utilize the Lines installed by Tenant, and repair any damage caused by such removalin or serving the Premises.

Communications and Computer Lines. Tenant may install, maintain, replace, remove or use any communications or computer wires and cables (collectively, the “Lines”) at the Project in or serving the Premises, provided that (i) Tenant shall obtain Landlord’s prior written consent to the installation of any such Lines (such consent not to be unreasonably withheld)consent, use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the Project, as determined in Landlord’s reasonable opinion, (iii) the Lines therefor (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any new or existing Lines servicing the Premises shall comply with all Applicable Lawsapplicable governmental laws and regulations, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewith. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon Landlord makes no representation or assurances with regard to the expiration suitability, available or capacity of the Lease Term, Building’s telephone and communication distribution network or immediately following any earlier termination of this Lease, Tenant shall, at risers within or service to the Building for Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removalcommunication needs.

Communications and Computer Lines. Tenant may install, maintain, replace, remove or use any electrical, communications or computer wires and cables (collectively, the “"Lines”") at the Project in or serving solely the Premises, provided that (i) Tenant shall obtain Landlord’s 's prior written consent, which consent to the installation of any such Lines (such consent shall not to be unreasonably withheld), conditioned or delayed, use an experienced and qualified contractor approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 and 8 of this LeaseLease to the extent reasonably applicable, (ii) an acceptable amount of space for additional Lines shall be maintained for future occupants of the Project, as determined in Landlord’s reasonable opinion, (iii) the Lines therefor (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iviii) any new or existing Lines servicing the Premises shall comply with all Applicable Laws, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant applicable governmental laws and repair any damage in connection with such removalregulations, and (viiv) Tenant shall pay all costs in connection therewith. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon Landlord further reserves the right to require that Tenant remove any and all Lines located in or serving the Premises upon the expiration of the Lease Term, Term or immediately following upon any earlier termination of this Lease, provided that upon Tenant's request at the time of requesting Landlord's consent to the installation of any Lines, Landlord shall notify Tenant shall, at Tenant’s sole cost and expense, remove all (concurrently with Landlord's consent) as to whether any Lines to be installed by Tenant, and repair any damage caused by based upon such removalconsent will be required to be removed pursuant to the terms of this sentence.

Communications and Computer Lines. Tenant may install, maintain, replace, remove or use any communications or computer wires and cables (collectively, the “Lines”) at the Project in or serving the Premises, provided that (i) Tenant shall obtain Landlord’s prior written consent, which consent to the installation of any such Lines (such consent shall not to be unreasonably withheld), use an experienced and qualified contractor reasonably approved in writing by Landlord (such approval not to be unreasonably withheld)Landlord, and comply with all of the other provisions of Articles 7 and 8 of this Lease, (ii) an acceptable amount number of spare Lines and space for additional Lines shall be maintained for existing and future occupants of the Project, as determined in Landlord’s reasonable opinion, (iii) the Lines therefor (including riser cables) shall be appropriately insulated to prevent excessive electromagnetic fields or radiation, and shall be surrounded by a protective conduit reasonably acceptable to Landlord, (iv) any new or existing Lines servicing the Premises shall comply with all Applicable Lawsapplicable governmental laws and regulations, (v) as a condition to permitting the installation of new Lines, Landlord may require that Tenant remove existing Lines located in or serving the Premises that will no longer be used by Tenant and repair any damage in connection with such removal, and (vi) Tenant shall pay all costs in connection therewith. Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed in violation of these provisions, or which are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon Landlord makes no representation or assurances with regard to the expiration suitability, available or capacity of the Lease Term, Building’s CHINA BASIN LANDING telephone and communication distribution network or immediately following any earlier termination of this Lease, Tenant shall, at risers within or service to the Building for Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removalcommunication needs.

Landlord reserves the right to require that Tenant remove any Lines located in or serving the Premises which are installed by Tenant in violation of these provisions, or which were installed by Tenant and are at any time in violation of any Applicable Laws laws or represent a dangerous or potentially dangerous condition. Upon the expiration of the Lease Term, or immediately following any earlier termination of this Lease, Tenant shall, at Tenant’s sole cost and expense, remove all Lines installed by Tenant, and repair any damage caused by such removal.
