Cleaning Services. Students living in affiliated housing, Independence Plaza, Falls Center and the Townhouses are responsible for any and all housekeeping duties within their assigned unit, including the bathrooms. Students living in the residence halls are responsible for all housekeeping duties within their assigned rooms. Housekeeping is provided for common areas only (lounges, hallways, bathrooms, etc.)

Tenant shall pay to Landlord as Additional Rent on demand Landlord's extra charges for: cleaning work or removal of refuse and rubbish in the Premises or the Building required because of (a) misuse or neglect on the part of Tenant or its agents, employees, contractors, licensees or invitees, (b) any glass surfaces other than exterior Building windows, (c) non-Building standard materials or finishes installed by Tenant or at its request, (d) increase in frequency or scope of any of the items set forth in Exhibit E requested by Tenant, and (e) the use of the Premises by Tenant after Business Hours. Landlord and its cleaning contractor and their employees shall have ready access to the Premises at all times except during Business Hours and, to the extent that it will not unreasonably interfere with the operation of Tenant's business, during Business Hours. If Tenant has a permitted separate area for the storage, preparation, service or consumption of food or beverages in the Premises, Tenant, at its sole cost and expense, shall cause all portions of the Premises so used to be kept in a neat and orderly condition to facilitate the cleaning thereof and regularly exterminated to prevent infestation with insects or vermin. Landlord's cleaning services required under this Section may be furnished by a contractor or contractors employed by Landlord. Landlord shall not be in default under this Section unless such default shall continue for an unreasonable period of time after notice from Tenant to Landlord setting forth the specific and continuing nature of such default.
Cleaning Services. The LANDLORD shall provide such cleaning services, if any, to the LEASED PREMISES as it may in its sole and absolute discretion deem necessary or advisable, it being understood that the LANDLORD shall be under no obligation whatsoever to provide such cleaning services.

(iii) Only Landlord or any one or more persons, firms or corporations authorized in writing by Landlord shall be permitted to act as maintenance contractor for any waxing, polishing, cleaning and maintenance work in the Demised Premises. Nothing herein contained shall prohibit Tenant from performing such work for itself by use of its regular employees. Landlord may fix, in its absolute discretion, at any time and from time to time, the hours during which and regulations under which such services are to be furnished. Landlord expressly reserves the right to act as or to designate, at any time and from time to time, an exclusive contractor for all or any one or more of such services, provided that the quality thereof and the charges therefor are reasonably comparable to that of other contractors, and Landlord expressly reserves the right to exclude from the Building any person, firm or corporation attempting to furnish any of such services.
