Changes to the Building. IPS reserves the right to change the Facilities by changing the exterior facade of the Building or the number and use of all buildings on the Land other than the Building; provided that the size of the Building shall not be materially decreased and the exterior entrances to the Building shall not be closed or materially obstructed. Such changes shall not, to the extent reasonably practicable, be made during School Hours or in a manner that interferes with the operation of the School. Additionally, IPS shall provide Operator with reasonable notice of such changes prior to the commencement of work by IPS.

Changes to the Building or Lot The following changes may be made:
Changes to the Building. Landlord reserves the right, at any time without incurring any liability to Tenant therefor, to make such changes and additions in or to the Building and the fixtures and equipment of the Building, as well as in the entrances, passageways, halls, doors, doorways, corridors, elevators, escalators, stairs, toilets and other public parts of the Building as it may deem necessary or desirable, provided any such change or addition does not (x) unreasonably and adversely affect Tenant’s access to the Premises; (y) materially or unreasonably interfere with the use of the Premises or the conduct of business therein; nor (z) reduce the usable area of the Premises in excess of one percent (1%) of the total rentable area thereof so long as such reduction shall not unreasonably and adversely affect Tenant’s current use (with an appropriate adjustment in Fixed Rent due to such reduction in the area of the Premises). Landlord further reserves the right to grant easements and other rights, in addition to those described on Exhibit 2.1(a), with respect to the Property (provided such grants do not adversely affect Tenant’s rights under this Lease in more than a de minimis manner) and Tenant shall comply with the same.
Changes to the Building. Tenant shall not be required to pay for any costs necessary for the Building to comply with any laws, orders, or regulations which require structural changes or improvements relating to the structural components of the Premises or Building or life safety systems installed in the Building. However, Tenant shall be solely responsible for the costs of its failure to comply with any laws or regulations in connection with its Tenant improvements and in connection with Tenant's use of the Premises.
Changes to the Building. Landlord hereby reserves the right at any time to make changes, alterations or additions, including the building and leasing of additional commercial space in the Project and the right to change or withdraw areas from the Common Areas, provided such changes, alterations, additions or withdrawals, upon completion, do not materially interfere with Tenant’s business o 23610.4-725260 v3, jdl 4-18-12 perations, increase Tenant’s liabilities or obligations under this Lease or decrease Tenant’s rights under this Lease.
Changes to the Building. Landlord reserves the right at any time to make alterations or additions to the building in which the leased premises are contained and to build adjoining the same. Landlord also reserves the right from time to time to construct other structures or improvements in the building, to make alterations thereof or additions thereto and to relocate the various structures, parking and other common areas comprising the buildings. Provided, however, Landlord shall at all times maintain the general quality and character of the Building, and provided, further that none of the rights fin this section reserved to the Landlord may be exercised in such a manner or fashion as will or does unreasonably interfere with the Tenant's use and possession of the leased premises for the purposes herein contemplated.
Changes to the Building. To: (i) paint and decorate, (ii) perform repairs or maintenance, and (iii) make replacements, restorations, renovations, alterations, additions and improvements, structural or otherwise, in and to the Building or any part thereof, or change the uses thereof (including changes, reductions or additions of corridors, entrances, doors, lobbies, parking facilities and other areas, structural support columns and shear walls, elevators, stairs, solar tint windows or film, planters, sculptures, displays, and other amenities and features therein, and changes relating to the connection with or entrance into or use of the Property for any other adjoining or adjacent building or buildings, now existing or hereafter constructed). In connection with such matters, Landlord may among other things erect scaffolding, barricades and other structures, open ceilings, close entry ways, restrooms, elevators, stairways, corridors, parking and other areas and facilities, and take such other actions as Landlord deems appropriate. However, Landlord shall: (a) take reasonable steps to minimize or avoid any denial of access to the Premises except when necessary on a temporary basis, and (b) in connection with entering the Premises shall comply with Paragraph B above.

Changes to the Building. Tenant shall not be required to pay for any costs necessary for the Building to comply with any laus, orders, or regulations which require structural changes or improvements relating to the structural components of the Premises or common areas of the Building, except as may be required as a result of Tenant's use permitted hereunder. However, Tenant shall be solely responsible for the costs of its failure to comply with any such laws or regulations in connection with its Tenant improvements or Premises. Landlord may take a portion of Tenant's Premises and adjust the Base Rent on a pro-rata basis if Landlord is required by laws, orders or regulations which necessitates the taking to make required structural changes or improvements.
Changes to the Building. The Lessor shall be entitled to carry out improvements, construction changes, extensions, etc. of the APOLLO Business Center and the Premises. The Lessee is obliged to grant access to the Premises to the Lessor or other persons authorised by the Lessor in the necessary extent, and must not restrict or hinder the course of the works.
