Basic Rent and Additional Rent. Rent to be paid under this Sublease shall include Basic Rent and Additional Rent as described in this Section 3, and all other sums that may be owing from Subtenant to Sublandlord under the terms of this Sublease.

Basic Rent and Additional Rent. (a) Commencing on the Commencement Date, the Tenant shall pay a fixed minimum annual rent ("Basic Rent") in the amount described as Basic Rent in Section 2(d), to be paid in equal monthly instalments in advance on the first day of each month throughout the Term. For any broken month at the beginning or end of the Term, the Basic Rent shall be pro-rated on a per diem basis. Upon the Landlord's architect determining within six (6) months of the Commencement Date the Gross Floor Area of the Leased Premises, all rent and other monies payable by the Tenant pursuant to this Offer and the Lease shall be adjusted accordingly, which adjustment will be retroactive if actual measurement does not occur until after the Commencement Date.
