In addition to the Base Rent payable by Tenant for the Existing Premises pursuant to the provisions of the Lease in effect prior to the date of this Agreement, from and after the First Expansion Premises Commencement Date (with respect to the First Expansion Premises), and the Second Expansion Premises Commencement Date (with respect to the Second Expansion Premises) and continuing through the remainder of the Term (subject to annual increases in accordance with the provisions of Paragraph 10 below), Tenant shall pay to Landlord, in accordance with the provisions of Section 3.1 of the Lease, $2.75 per month per square foot of Rentable Area in the Expansion Premises as Base Rent for the Expansion Premises.
