Base Building Improvements. At Landlord's sole cost and expense, Landlord shall design, construct and install the Building's roof and structural elements ("Shell"), shall provide basis utility access to and an initial HVAC unit for the Premises, and shall design and construct the common areas of the Premises and Building, as more specifically outlined in Exhibit B -Base Building Improvements (collectively "Base Building Improvements").
Base Building Improvements. Prior to the Commencement Date, Landlord, at Landlord’s sole cost and expense, shall cause the following work (collectively, the “Base Building Improvements”) to be performed to the Premises: (i) renovate all restrooms in the Building, which renovation shall include new ceiling tiles, new wall paper, new wood, louvered stall doors which run from the floor to the ceiling, new corian stall separators which shall run from floor to ceiling, new automatic faucets and new lights; (ii); complete the repairs needed to the existing heat pumps as set forth in items 1 — 4 in the report issued by Xxxxxx Mechanical, Inc., dated April 16, 2012, attached hereto as Exhibit “D” (the “Xxxxxx Report”); (iii) replace all heat pumps requiring replacement (but in no event fewer than ten percent (10%) of the heat pumps in the Building as of the date of this Lease); (iv) replace the existing roof of the Building; (v) install a unisex restroom on the second floor of the Building, in accordance with the Americans with Disabilities Act, as in force and effect at the time of the work being performed (“ADA”), in the location on the second floor of the Building as set forth on the Tenant Construction Plans; and (vi) replace two (2) cooling towers on the roof. The cost of performing the Base Building Improvements shall not be passed through to the Tenant as an Operating Cost. Landlord shall also equip the Premises with basic fire safety and sprinkler systems and provide access to allow connection of fire and life safety devices as required by the applicable code. Landlord represents and warrants and covenants that on the Commencement Date the Premises (with the exception of restrooms except the newly constructed restroom described above) shall be delivered in compliance with all local, state and federal codes and laws, including the ADA. Landlord will coordinate, at its sole cost and expense, the structural, mechanical, electrical and plumbing plans for the Base Building Improvements.
Base Building Improvements. Landlord has constructed, or shall construct, through its contractor, at Landlord’s sole cost, a building shell, including the following (“Base Building Improvements”):
Base Building Improvements. Landlord, at its cost, shall perform or cause to be performed the base building improvements described in Schedule 1 attached hereto (the “Base Building Improvements”) in a good and professional manner and substantially in accordance with the plans and specifications listed on Schedule 2 (the “Building Plans”) prepared by HOK (“Landlord’s Architect”).
Base Building Improvements. Landlord is providing to Tenant fully improved space in as-is condition as shown on the attached Exhibit A showing the existing floor plan (collectively “Base Building Improvements”).
Base Building Improvements. Landlord shall provide, at its own expense, as part of the base building improvements, in accordance with building standard materials, specifications and base building code requirements, the following:
Base Building Improvements. Notwithstanding anything to the contrary contained in this Amendment or the Lease, Xxxxxxxx agrees to complete certain improvements to the Building's common areas on the third (3rd) floor of the Building. This work is limited in scope to include certain work necessary to comply with the American With Disabilities Act (ADA) for one (1) women's and one (1) men's common restrooms on the third floor, building code requirements in the common elevator lobby seismically securing the existing ceiling. All other terms and conditions of the Lease shall remain in full force and effect.
Base Building Improvements. Lessor, at its cost and expense, shall cause the following improvements to be completed to the premises (“Base Building Improvements”):
Base Building Improvements. A. The structure consists of a steel frame with concrete block at the permimeter. Floor to floor heights will allow for a typical suspended ceiling height of approximately 9’4” A.F.F. The structure will accommodate the following live loads:
Base Building Improvements. Landlord agrees, at Landlord’s sole expense, to construct the interior and exterior Base Building improvements and site improvements described in Schedule “C-1” attached hereto and made a part hereof (collectively, the “Base Building Improvements”, and Landlord’s construction thereof, the “Base Building Work”). The Base Building Work and the Landlord’s TI Work, described below, are collectively referred to as the “Landlord’s Work.”
