Architecture services include, but are not limited to, the provision of schematic design, design development and construction documents: building program outline, alternative building design concepts, specific building design (e.g. site plan, floor plan, roof plan, sections, details, etc.), Plans, Specifications & Estimates (PS&Es) for site, landscape, floor plans, space planning, cost estimating, schedules and phasing plans, building permits & other entitlement approvals, energy efficiency (LEED), MEP and/or other required features specific to the project. A/E shall also provide pre-design services such as project scoping, visioning, program review, establishing budget requirements, review of existing policy or other project background documents (i.e., CEQA), and coordination of kick-off meetings. A/E shall make as many visits to a project site as necessary to properly prepare documents as described in the CTO at no additional charge to the COUNTY. Architecture services shall include bidding, construction and post construction services as specified in the CTO. Examples of these services are: bid review, respond to questions during the bid period, attendance at pre-bid, pre-construction and construction meetings; review and response to contractor inquiries and deliverables (including by not limited to material and samples and product submittals, shop drawings, RFls, construction, schedule, contractor’s pay request and change orders); site visits during construction to resolve issues; provide recommendation for issue resolution; addenda & bulletin issuance; review of punch list & close-out documents; and review of contractor redline “as-builts."

Intact subsurface remains provide information on dwelling size and shape and details of cellar and footing construction. The distribution of hardware, wood, glass, and other structural items within and around the foundation fill offers clues to the appearance of the superstructure. Exposure and detailed mapping of complete foundations is necessary to document the size, orientation, and shape of the dwelling. The construction materials employed need to be identified along with their likely places of origin. Measured plan views, profiles, and photographs of structural features will provide details on construction techniques. Horizontal and vertical provenience data on other structural remains will aid in the interpretation of aspects of the building superstructure.
