Appraisal Services. 7. A real/personal property report detailing what items making up each parcel are classified as real estate, tenant-owned improvements or personal property. Particular attention shall be paid to items that have questionable classifications. A completed TxDOT Form ROW-A-9 - Property Classification Agreement.
Appraisal Services i. Property appraisals will be based onFair Market Valueunless otherwise specified or requested. Two copies of the appraisal report shall be bound, clearly labeled and signed by the primary certified general appraiser and any other certified general appraiser and/or licensed trainee which aided in the process. Four additional copies will be furnished.
Appraisal Services. Company will determine a leasehold interest and/or sale valuation/appraisal for the property or property interest as instructed by Lands. Company shall prepare, furnish, and deliver one (1) hard copy of the appraisal report along with a digital version of such report to the Lands Director at the address set forth in Paragraph 13. The report shall, in form and substance, conform to recognized appraisal standards, principles, and practices of the Alabama Real Estate Appraisers Board and the Appraisal Institute.

Appraisal Services. Subject to generating sufficient funding of this service BROKER may subcontract with a vendor approved by SBBC to provide appraisal services for all facilities and structures owned and controlled by the SBBC as agreed by SBBC and BROKER. ADMINISTRATIVE SUPPORT • Subject to generating sufficient funding of this service BROKER may subcontract with a vendor to provide administrative support services to SBBC Risk Management department. This support will include a full-time or part- time staff member employed by and managed by BROKER and located at the SBBC Risk Management department. This full-time or part-time staff member will work with BROKER and SBBC staff to manage certificate of insurance issuance, update and coordinate Risk Management insurance policy files, assist in statement of values development, and provide other administrative support services as agreed between BROKER and SBBC. CLAIMS ADVOCACY • Participate in claims review meetings to ensure accuracy of reserves and effective claims management. • Coordinate claim information with designated adjusters. • Assist with emergency procedures and disaster planning. • Assist with claim and coverage disputes. UNDERWRITING FINANCING DEVELOPMENT • BROKER shall provide all details of commission offered by each insurance carrier, commission paid by percentage and actual dollars paid to BROKER and any Intermediary/Wholesaler/Managing General Underwriter/Agent (MGU or MGA) etc. • BROKER shall cooperate and provide supporting material should SBBC request an external audit of their work on SBBC’s behalf as well as commissions paid to BROKER or any Intermediary/Wholesaler/MGA/MGU hired to assist BROKER in the placement of insurance. ATTACHMENT B COMPENSATION OF BROKER Compensation to BROKER The following outlines the compensation to be provided to the retail BROKER for all insurance placements initiated by BROKER on behalf of SBBC pursuant to the terms of this Agreement, effective January 1, 2014: Property Insurance and All Other Insurance Placements: An average of 3% of premium or alternatively, as agreed to in writing by SBBC on an annual basis.
Appraisal Services. Cardno will identify and MAPCA will provide easement/acquisition mapping for all parcel areas requiring appraisal (permanent or construction easements). Xxxxxxx Xxxxxxx Xxxxxxx LLC Real Estate Appraisers & Consultants (JPG) will develop an appraisal of the property identified in conformance with federal and state policy. JPG will complete a field review of the parcel/acquisition area under the coordination of Xx. Xxxx and/or Interwest. Xx. Xxxx and/or Interwest will invite the property owner and the City’s project manager to attend each field review. After JPG completes the field review and the necessary data research, JPG will prepare an appraisal report containing the following information: > The purpose and function of the appraisal, including limiting factors and conditions. > A description of the physical characteristics of the property being acquired in addition to the highest and best use of property. > A discussion of all relevant and reliable approaches to value. In most cases this will necessitate the use of the sales comparison approach only. > A description of comparable sales relied on in the determination of value. > A statement of the value of the property rights to be acquired, including damages to the remainder. > A signed certification of the appraiser and the effective date of the valuation. Cardno will provide the appraisal to the Appraisal Reviewer (see following sub-task) for review and comment. JPG will revise and update the appraisal based on the comments received. Final appraisal will be provided to the City and used in the development of the instruments of conveyance for the acquisition.

Appraisal Services. 1.6.4.1 Xxxxxx shall identify the valuation problems, determine the number and type of appraisal reports needed for each parcel, identify items pertinent to the valuation of each parcel, and note any specific or unusual appraisal problems. Any properties worth more than $10,000 will have an appraisal completed and any property valued at under $10,000 will have a waiver valuation completed by Xxxxxx real estate staff.
Appraisal Services. As directed and approved by SBBC, coordinate and assist with subcontracting a vendor to provide reconstruction cost appraisal services for certain facilities of SBBC as agreed upon by Respondent and SBBC. The cost of this service would fall outside the broker compensation definition and, at the option of SBBC, be considered as a value added expenditure.
