Additional Services Available to Tenant. To furnish, at Tenant's expense, reasonable additional Building operation services which are usual and customary in comparable, first-class office/research and development complexes in the Boston Northwest Suburban Market upon reasonable advance request of Tenant at reasonable and equitable rates from time to time established by Landlord. Tenant agrees to pay to Landlord, as Additional Rent, the cost of any such additional Building services requested by Tenant and for the cost of any additions, alterations, improvements or other work performed by Landlord in the Premises at the request of Tenant within thirty (30) days after being billed therefor.

Additional Services Available to Tenant. To furnish, through Landlord’s employees or independent contractors, at Tenant’s expense, reasonable additional building operation services which are usual and customary in comparable office buildings in the greater Quincy/Braintree area upon reasonable advance request of Tenant at reasonable and equitable rates from time to time established by Landlord.
Additional Services Available to Tenant. Landlord shall furnish, at Tenant’s expense, reasonable additional Building services which are usual and customary in similar office buildings in the Market Area upon reasonable advance request of Tenant at reasonable and equitable rates from time to time established by Landlord, subject to the provisions of Exhibit C of this Lease. Tenant agrees to pay to Landlord, as Additional Rent, (i) the cost of any such additional Building services requested by Tenant and (ii) the cost of any additions, alterations, improvements or other work performed by Landlord in the Premises at the request of Tenant, within thirty (30) days after being billed therefor. Landlord agrees that Tenant may install, at Tenant’s sole cost and expense (but subject to payment from Landlord’s Contribution subject to and in accordance with Article III hereof but only to the extent such installation is part of Tenant’s Work) in accordance with, and subject to, the applicable provisions of this Lease (including Article VI hereof) an additional or supplemental heating, ventilating and air-conditioning system (a “Supplemental HVAC System”). The costs of installation, maintenance and operation of the Supplemental HVAC System (including all costs associated with the installation, maintenance and operation of any equipment required in order to generate chilled water) shall be borne by Tenant. All facilities, equipment, machinery and ducts installed by Tenant in connection with the Supplemental HVAC System shall be subject to Landlord’s prior approval, which approval shall be granted or withheld in accordance with the provisions of Article VI hereof. Tenant agrees to cooperate fully with Landlord and to abide by all reasonable regulations and requirements which Landlord may prescribe in accordance with this Lease for the proper connection, functioning and protection of the Supplemental HVAC System.
Additional Services Available to Tenant. To furnish, at Tenant's expense, reasonable additional Building operation services which are usual and customary in similar office buildings in the Burlington area upon reasonable advance request of Tenant at reasonable and equitable rates from time to time established by Landlord. Landlord represents that, as of the Execution Date of this Lease, the additional charge for heat is $33.00 per hour per Pod and the additional charge for air-conditioning is $48.00 per hour per Pod. Such charges are subject to change, from time to time, based upon the actual cost to Landlord of providing such service.
