Common use of Additional Compensation Clause in Contracts

Additional Compensation. Tenant shall pay to Landlord, immediately upon receipt thereof, all compensation received by Tenant for a Transfer that exceeds the Basic Rental and Tenant's share of Electrical Costs and Excess allocable to the portion of the Premises covered thereby.

Tenant shall pay to Landlord, immediately upon receipt thereof, fifty percent (50%) of the excess of (1) all compensation received by Tenant for a Transfer that exceeds less the Basic Rental costs reasonably incurred by Tenant with unaffiliated third parties in connection with such Transfer (i.e., brokerage commissions, tenant finish work, and Tenant's share of Electrical Costs and Excess the like) over (2) the Rent allocable to the portion of the Premises covered thereby.

Tenant shall pay to Landlord, ----------------------- immediately upon receipt thereof, sixty percent (60%) of any excess of (1) all rent (or any compensation in lieu of rent) received by Tenant for a Transfer that exceeds less the Basic Rental costs reasonably incurred by Tenant with unaffiliated third parties in connection with such Transfer (i.e., brokerage commissions, tenant finish work, and Tenant's share of Electrical Costs and Excess the like) over (2) the rent allocable to the portion of the Premises covered thereby.

Tenant shall pay to Landlord, immediately upon receipt thereof, fifty percent (50%) of the excess of (1) all compensation received by Tenant for a Transfer that exceeds less the Basic Rental and Tenant's share of Electrical Costs and Excess allocable to the portion of the Premises covered thereby.costs

Additional Compensation. Tenant shall pay to Landlord, immediately upon receipt thereof, fifty percent (50%) of the all net compensation received by Tenant after deducting reasonable transaction costs such as brokerage commissions, tenant improvements and legal fees for a Transfer that exceeds the Basic Rental and Tenant's share of Electrical Costs and Excess Rent allocable to the portion of the Premises covered thereby. Tenant shall hold such amounts in trust for Landlord and pay them to Landlord within ten (10) days after receipt.

Except as provided in paragraph 10.d. below, Tenant shall pay to Landlord, immediately upon receipt thereof, fifty percent (50%) of all compensation (less Tenant's actual reasonable expenses associated therewith) received by Tenant for a Transfer that exceeds the Basic Rental and Tenant's share of Electrical Costs and Excess allocable to the portion of the Premises covered thereby.

Tenant shall pay to Landlord, immediately upon receipt thereof, one-half (1/2) of all compensation received by Tenant for a Transfer that exceeds the Basic Rental and Tenant's ’s share of Electrical Basic Costs and Excess allocable to the portion of the Premises covered thereby.

Tenant shall pay to Landlord, immediately as soon as practical upon receipt thereof, one-half of the excess of all compensation received by Tenant for a Transfer that exceeds over the Basic Rental and Tenant's share of Electrical Costs and Excess Rent allocable to the portion of the Premises covered thereby.

Tenant shall pay to Landlord, immediately upon receipt thereof, one-half (1/2) of the excess of all compensation received by Tenant for a Transfer that exceeds the Basic Rental and Tenant's share of Electrical Costs and Excess allocable to the portion of the Premises covered thereby.a

Tenant shall pay to Landlord, immediately upon receipt thereof, fifty percent (50%) all compensation received by Tenant (net of reasonable out of pocket expenses including commissions and tenant improvements) for a Transfer an assignment or sublease that exceeds the Basic Rental and Tenant's share of Electrical Costs and Excess Rent allocable to the portion of the Premises covered thereby.

Additional Compensation. Tenant shall pay to Landlord, immediately upon receipt thereof, 50% of all compensation received by Tenant for a Transfer that exceeds (i) the Basic Rental and Rental, plus (ii) Tenant's ’s share of Electrical Costs and Excess allocable to the portion of the Premises covered thereby, plus (iii) all costs incurred by Tenant related to such Transfer, including but not limited to, brokerage commissions, alteration and improvement costs for such transferee, reasonable attorney’s fees and credits or abatements given to the transferee.

Additional Compensation.
