ADDITIONAL AND AFTER-HOUR SERVICES. At Tenant’s written request, Landlord shall furnish additional quantities of any of the services or utilities specified in Section 6.1, if Landlord can reasonably do so, on the terms set forth herein. For services or utilities requested by Xxxxxx and furnished by Landlord, Tenant shall pay to Landlord as a charge therefor Landlord’s prevailing rates charged from time to time for such services and utilities, as additional Rent under this Lease. Without limiting the generality of the foregoing, for HVAC service outside of Standard Operating Hours, Landlord’s prevailing rate as of the date of this Lease includes a one (1) hour minimum per activation. If Tenant shall fail to make any such payment, Landlord may, upon notice to Tenant and in addition to Xxxxxxxx’s other remedies under this Lease, discontinue any or all of such additional services.

No such discontinuance of any service shall result in any liability of Landlord to Tenant or be considered an eviction or a disturbance of Tenant's use of the Premises.

If Lessor elects to furnish services or utilities requested by Lessee in addition to those listed or at times other than those stated, Lessee shall pay to Lessor the prevailing charges for such services and utilities, within 10 days after billing. If Lessee fails to make any such payment, Lessor may, without notice to Lessee and in addition to Lessor's other remedies under this Lease, discontinue any or all of such additional or after-hour services. For other services or utilities requested by Tenant and furnished by Landlord, Tenant shall pay to Landlord as a charge therefor Landlord's prevailing rates for such services and utilities. If Tenant shall fail to make any such payment, Landlord may, upon notice to Tenant and in addition to Landlord's other remedies under this Lease, discontinue any or all of such additional services. 6.04
