ACCRUAL OF RENT. Rent shall be considered as annual and accruing from day to day, and where it becomes necessary for any reason to calculate such rent for an irregular period of less than one (1) year an appropriate apportionment and adjustment shall be made. Where the calculation of any Additional Rent is not made until after the termination of this Lease, the obligation of the Tenant to pay such Additional Rent shall survive the termination of this Lease and such amounts shall be payable by the Tenant upon demand by the Landlord.

ACCRUAL OF RENT. Rent shall be considered as accruing from day to day hereunder from the Commencement Date and where it becomes necessary for any reason to calculate Rent for an irregular period, an appropriate apportionment or adjustment shall be made on a per diem basis, based upon a period of three hundred and sixty-five (365) days.

ACCRUAL OF RENT. Basic Rent and Additional Rent (herein collectively called ------- -- ---- "Rent") shall be considered as accruing from day to day, and Rent for an irregular period of less than one year or less than one calendar month shall be apportioned and adjusted by the Landlord for the Fiscal Periods of the Landlord in which the tenancy created hereby commences and expires. ACCRUAL OF RENT. To the extent that on any date when Rent is due, Tenant has insufficient funds available for the payment of any component of the Rent due on such date, such Rent shall accrue and not be payable on such payment date but shall be payable out of next available funds of Tenant; provided, however, Tenant shall not pay any incentive management fees nor make any cash distributions to its Managing Member unless and until all Rent payments due as of such time have been paid. Notwithstanding anything to the contrary contained herein, such accrual of Rent shall not constitute a Default hereunder. Any accrued Rent shall be due in full at the end of the Term, whether upon expiration or earlier termination of this Lease.
