Access and Maintenance. The Company shall: (i) use commercially reasonable efforts to make the Service available 24 hours a day, 7 days a week, except for planned downtime for maintenance of more than 15 minutes (for which the Company shall give reasonable notice via the Service or via email) and which the Company shall schedule, to the extent practicable, during non-peak usage hours; and

The Tenant agrees with the Landlord that in the event that the Tenant’s business is of such a nature as to require it to remain open other than the normal business hours of the Building (and if requested by Tenant) or to necessitate additional security measures or maintenance work or Tenant-requested Common Area HVAC operation exceeding that normally required in the operation of the Building, then the Tenant shall pay to the Landlord, as Additional Rent, any such additional charges arising out of the additional security measures, maintenance work or Common Area HVAC operation within thirty (30) days of receipt of an invoice from the Landlord for such charges. The Tenant acknowledges the Building’s standard hours of operation are Monday to Friday from 6:00 am to 9:00 pm and Saturday from 6:00 am to 1:00 pm (excluding statutory holidays).
