Expansion Premises Commencement Date. If Tenant timely gives Landlord the Expansion Notice, then Landlord shall deliver the Expansion Premises to Tenant on the first (1st) business day immediately following the date of the Expansion Notice (the “Expansion Premises Commencement Date”), and the Expansion Premises shall be added to and become part of the Premises as of the Expansion Premises Commencement Date.

Expansion Premises Commencement Date. The "Expansion Premises ------------------------------------ Commencement Date" shall mean the earlier of (i) the date Tenant takes possession of some or all of the Expansion Premises and commences business therefrom, (ii) the date the improvements to be constructed or performed in the Expansion Premises by Premises Tenant (the "Expansion Premises Tenant Improvements") shall have been "Substantially Completed" (as such term is defined in Paragraph 2 of the Lease) in accordance with the plans and specifications relating thereto, and (iii) December 1, 1999.
Expansion Premises Commencement Date. Landlord estimates that the delivery of the Expansion Premises to Tenant shall occur on December 1, 2019; provided, however, that the actual “Expansion Premises Commencement Date” shall be the date the Expansion Improvements in the Expansion Premises are Substantially Complete (as defined below), adjusted backward, however, by one day for each day of Tenant Delays, if any.
Expansion Premises Commencement Date. This ACKNOWLEDGMENT OF SECOND AND THIRD EXPANSION PREMISES COMMENCEMENT DATE is made this _____ day of ______________, ____, between ARE-MA REGION NO. 20, LLC, a Delaware limited liability company (“Landlord”), and ULTRAGENYX PHARMACEUTICAL INC., a Delaware corporation (“Tenant”), and is attached to and made a part of that certain Lease Agreement dated as of October 30, 2015, as amended by that certain First Amendment to Lease Agreement dated as of March 20, 2018, as further amended by that certain Second Amendment to Lease Agreement dated as of July 1, 2018, as further amended by that certain Third Amendment to Lease Agreement dated as of July 29, 2019, and as further amended by that certain Amended and Restated Fourth Amendment to Lease Agreement dated as of July ___, 2020 (as amended, the “Lease”), by and between Landlord and Tenant. Any initially capitalized terms used but not defined herein shall have the meanings given them in the Lease. Landlord and Tenant hereby acknowledge and agree, for all purposes of the Lease, that the Second Expansion Premises Commencement Date is ______________, _____, Third Expansion Premises Commencement Date is ______________, _____, and the termination date of the Base Term of the Lease shall be midnight on April 30, 2025. In case of a conflict between the terms of the Lease and the terms of this Acknowledgment of Second and Third Expansion Premises Commencement Date, this Acknowledgment of Second Expansion Premises Commencement Date shall control for all purposes.
Expansion Premises Commencement Date. The commencement date for the expansion of the Premises ("Expansion Premises Commencement Date") shall be the later of (i) September 1, 2015, or (ii) the date of Landlord’s Substantial Completion (as defined in Exhibit “B” attached hereto) of the Tenant Improvements (as defined in Exhibit “B” attached hereto). If Landlord is unable to deliver the Expansion Premises to Tenant in the condition required under this Second Amendment on or before December 1, 2015 (the “First Outside Date”), then the Base Rent Credit (as hereinafter defined) due Tenant pursuant to Section 6 below, shall be increased by $145.85 per day for each day following the First Outside Date until the Expansion Premises Commencement Date. If Landlord is unable to deliver the Expansion Premises to Tenant in the condition required under this Second Amendment on or before January 1, 2016 (the “Second Outside Date”), then Tenant may, in addition to the increase to the Base Rent Credit, elect to terminate this Second Amendment solely as it relates to the Expansion Premises by providing Landlord with a written termination notice. If Tenant fails to deliver the Space Plan (as defined in Exhibit “B” attached hereto) to Landlord by the Space Plan Delivery Date (as defined in Exhibit “B” attached hereto), or promptly complete the Working Drawings (as defined in Exhibit “B” attached hereto), then the First Outside Date and Second Outside Date shall each be extended for each day following the Space Plan Delivery Date until the date the Space Plan is delivered to Landlord for review or the Working Drawings have been completed, as applicable.
Expansion Premises Commencement Date. Subject to and upon the terms and conditions set forth in this Eighth Amendment, the term of the Lease with respect to the Expansion Premises shall commence on May 1, 2000, and shall terminate on the termination date of the Lease (November 30, 2002 unless sooner terminated as provided in the Lease).

Expansion Premises Commencement Date. The “Expansion Premises Commencement Date” shall be the date on which (a) Landlord has delivered the Expansion Premises to Tenant in the Delivery Condition, (b) Landlord has terminated the lease with respect to the Expansion Premises with E-Scape Bio, Inc., a Delaware corporation (“Prior Tenant”), and (c) Prior Tenant has vacated the Expansion Premises. Landlord shall use good faith efforts to cause the Expansion Premises Commencement Date to occur on or before the date thirty (30) days after the date of this Amendment. If the Expansion Premises Commencement Date has not occurred by January 1, 2023, despite Landlord’s good faith efforts to deliver the Expansion Premises, Tenant shall have the right to terminate this Amendment by written notice to Landlord and, in such event, this Amendment shall be void ab initio, and the Original Lease shall continue on its terms.
Expansion Premises Commencement Date. The Expansion Premises Commencement Date shall be that date which is fourteen (14) days following the date on which Landlord has substantially completed Landlord’s Work (as defined below). It is anticipated that the Expansion Premises Commencement Date shall be May 1, 2018 (“Anticipated Commencement Date”). For the purpose of this Fourth Amendment, the termFirst Lease Year” shall commence on the Expansion Premises Commencement Date, and shall include the following twelve (12) month period, if the Expansion Premises Commencement Date falls on the first day of a month. If the Expansion Premises Commencement Date occurs on a date other than the first day of a month, the First Lease Year shall include the portion of the month in which the Expansion Premises Commencement Date shall occur as well as the next twelve (12) calendar month period. If for any reason possession of the Expansion Premises is not delivered within one hundred eighty (180) days of the Anticipated Commencement Date, Tenant may elect not to lease the Expansion Premises by written notice to Landlord given after such one hundred eighty (180) day period but prior to delivery of possession; provided, Tenant’s right of termination shall not arise until such one hundred eighty (180) day period expires.
Expansion Premises Commencement Date. The “Expansion Premises Commencement Date” shall mean the date of Substantial Completion of the Expansion Premises in accordance with the space plan attached hereto as Exhibit A and the Work Letter Agreement attached hereto as Exhibit B, which is anticipated to be August 1, 2005.
