Early Termination by Tenant. After the Initial Term, Tenant may terminate this Lease without cause by giving written notice to Landlord at least twenty (20) days before the end of the month. After giving such notice, Tenant will pay Rent until the Premises are vacated, or through the end of the month in which the notice is given, whichever is later. In the event that Tenant fails to give such notice to Landlord or fails to return the keys by the end of the month, Tenant will be liable for Rent for the following month or until the unit is re-rented, whichever comes first.
Early Termination by Tenant. Provided that Tenant is nut in default after any applicable notice and cure period at the time of exercise, effective on the third (3rd) anniversary of the Commencement Date, Tenant shall have and is hereby granted a one-time right to terminate this Lease (“Early Termination Option”). If Tenant desires to exercise the Early Termination Option, Tenant shall (i) send a written notice of such exercise to Landlord no later than one hundred eighty (180) days prior to the third anniversary of the Commencement Date, (ii) vacate the Premises on or prior to the Early Termination Date, (iii) pay Landlord the sum of $40,000,00 (“Early Termination Fee”).
Early Termination by Tenant. If for any reason Tenant vacates the Premises prior to the term as agreed in the Lease Agreement or any Extension Period, Tenant shall pay 100% of the cost to re- lease the Premises until such time that the Premises is re-rented. Tenant shall be responsible to pay for lost rents for the remainder of the Agreement Term as they become due if Landlord is not able to rent to a new resident. If Landlord is not able to rent to a new resident at the same Agreement Rent, Tenant will be responsible to pay the difference for the remainder of the Agreement Term.
Early Termination by Tenant. If at any time Landlord (including its successors and assigns and subsequent purchasers of the Project), or any other person associated in any way with Landlord, (i) is denied a license, found unsuitable, or is denied or otherwise unable to obtain any other Approval required in order for Tenant to be able to conduct Gaming Operations at the Project, (ii) is required by the Nevada Gaming Authorities to apply for an Approval required in order for Tenant to be able to conduct Gaming Operations at the Project and does not obtain such Approval within any required time limit, as the same may be extended by such Gaming Authority, or (iii) withdraws any application for Approval other than upon a determination by the Nevada Gaming Authorities that such Approval is not required in order for Tenant to be able to conduct Gaming Operations at the Project, (iv) directly or indirectly causes a termination or denial of any Gaming Approval of Tenant or any such person as a result of this Lease, then Tenant may, notwithstanding any contrary provision of this Lease, terminate this Lease effective upon the later of (a) one (1) business day after notice is given to Landlord by Tenant, or (b) the date Tenant is not permitted to conduct Gaming Operations at the Project, unless such failure is cured before such later date. In the event of such termination by Landlord, Landlord shall purchase Tenant’s Leasehold pursuant to Section 3.3(b).

Early Termination by Tenant. Tenant may terminate this lease prematurely, without penalty, if factors not within Tenant’s control or resulting from any acts or omissions of Tenant, result in a full-time parachute landing area within a five (5) mile radius from the perimeter of the Watsonville Municipal Airport is unavailable for a period exceeding thirty (30) days with no expectation of a landing area being made available within a five (5) mile radium from the perimeter of the Watsonville Municipal Airport within a thirty (30) day period.
Early Termination by Tenant. If Tenant desires to terminate this Lease before the end of the Lease, the Tenant must provide written notice to Landlord at least thirty (30) days prior to the date that Tenant will be moving out of the Property. In addition to all Rent due through the date the Tenant moves out, Tenant agrees to pay Landlord a lease termination fee equal to two months’ Rent. This lease termination fee is intended to compensate Landlord for the costs associated with re- renting the Property, including marketing costs, holding costs, and incentives given to new tenants, which the parties agree would be difficult to calculate. End of Lease Term When Tenant moves from the Property, he or she must remove all items of personal property and leave the Property in good and clean order, except for ordinary wear and tear. Failure to leave the Property in good and clean order may result in the Landlord retaining part or all of Tenant’s Security Deposit and assessing charges for damages over and above the Security Deposit. Tenant is required to notify Landlord within one (1) business day after he or she moves out of the Property. If Tenant fails to provide this notice, he or she shall be responsible for additional Rent for any time the Landlord is unable to confirm that the Tenant has vacated the Property as Landlord will be unable to re-rent the Property during this period and will incur expenses related to the same.
