Services Provided by Landlord. Landlord shall provide heating, ventilation, air conditioning, and janitorial service as reasonably required, reasonable amounts if electricity for normal lighting and office machines, water for reasonable and normal drinking and lavatory use, and replacement light bulbs and/or fluorescent tubes and ballast for standard overhead fixtures.

Services Provided by Landlord. Landlord will maintain the public and common areas of the Building and the Project, such as lobbies, stairs, elevators, landscaping, corridors, parking lots and public restrooms, in good order and condition except for damage occasioned by the act or negligence of Tenant. Landlord will furnish the water for common areas and with electricity for lighting and the operation of the elevator. It will be the responsibility of Tenant to maintain the leased premises. Landlord will not be liable for damages, nor will Tenant's obligation to pay Rent be abated, for Landlord's failure to furnish or for delay in the furnishing any of the foregoing services, if the failure or delay is caused by accident or conditions beyond the reasonable control of Landlord. The temporary failure to furnish any of the services will not be construed as an eviction of Tenant and will not relieve Tenant from the duty of observing and performing any of the provisions of this Lease so long as Landlord proceeds with reasonable diligence to correct any the failure.
Services Provided by Landlord. Subject to all governmental rules, regulations and guidelines applicable thereto, Landlord shall provide HVAC service to the Common Areas and the Premises during the times described in Section 11.4 (which HVAC service shall be sufficient to provide a reasonably comfortable interior environment under usual prevailing exterior conditions), reasonable amounts of electricity for normal lighting to the Common Area, replacement light bulbs and/or fluorescent tubes and ballasts for standard overhead fixtures in the Common Area, water in the Premises and in the Common Area for reasonable and normal drinking and lavatory use, and building standard janitorial services, as described in Exhibit C hereto.
Services Provided by Landlord. Subject to all governmental rules, regulations and guidelines applicable thereto, Landlord shall provide HVAC to the Premises for normal office use during the times described in Section 11.2, reasonable amounts of electricity for normal office lighting and desk-type office machines, water in the Premises or in the Common Areas for reasonable and normal drinking and lavatory use, replacement light bulbs and/or fluorescent tubes and ballasts for standard overhead fixtures, building standard janitorial services (as more particularly described on Schedule 1 attached hereto), elevator service and access to the Building for the Tenant and its employees 24 hours per day/ 7 days per week subject to the terms of this Lease and such protective services or monitoring systems, if any, as Landlord may reasonably impose and such other services as Landlord reasonably determines are necessary or appropriate for the Project.
Services Provided by Landlord. Subject to all governmental rules, regulations and guidelines applicable thereto, Landlord shall use commercially reasonable efforts to provide (a) HVAC to the Premises for a typical office use during the times described in Section 11.5, (b) subject to Section 11.2 below, provide on a monthly basis, an amount of electricity not to exceed five (5) xxxxx multiplied by the number of usable square feet in the Premises multiplied by the total number of Business Hours in the month (“Maximum Electrical Consumption”), (c) water in the Premises or in the Common Area for reasonable and normal drinking and lavatory use, (d) replacement light bulbs and/or fluorescent tubes and ballasts for standard overhead fixtures, and (e) building standard janitorial services.
Services Provided by Landlord. Subject to all governmental rules, regulations and guidelines applicable thereto, Landlord shall use its best efforts to provide HVAC to the Premises for normal office use during the times described in Section 11.3, reasonable amounts of electricity for normal office lighting and fractional horsepower office machines, water in the Premises or in the Common Area for reasonable and normal drinking and lavatory use, replacement light bulbs and/or fluorescent tubes and ballasts for standard overhead fixtures, and building standard janitorial services, AS SET FORTH ON EXHIBIT D ATTACHED HERETO.

Services Provided by Landlord. Landlord shall furnish the Tenant, at Landlord's expense, the following services during the term of this lease:
Services Provided by Landlord. For so long as Tenant is not in default under any of the covenants of this Lease, Landlord shall provide: (a) full elevator service; (b) central heating, ventilating and air conditioning ("HVAC") to the Demised Premises when and as required on business days (holidays excepted) from 7 a.m. to 8 p.m. (weekdays) or 7 a.m. to 2:00 p.m. on Saturdays (and for more extended hours or on Saturday afternoon, Sundays or holidays at Landlord's published cost therefor from time to time in effect, which is $25.00 per hour at the date hereof); (c) water for ordinary lavatory and pantry purposes, but if Tenant uses or consumes water for any other purpose or otherwise consumes unusual quantities, Landlord may install a water meter at Tenant's expense (which Tenant shall thereafter maintain in good working order and repair at Tenant's expense) to register such water consumption and Tenant shall pay Landlord for water consumed as shown on said meter as Additional Rent as and when bills are rendered; (d) cleaning service for the common areas of the Building and the Demised Premises on business days (holidays excepted) as more specifically set forth in Exhibit 3 attached hereto and made a part hereof, provided that Tenant shall pay Landlord the cost of removal of any of Tenant's refuse and rubbish in excess of normal amounts for the average tenant in the Building and for special cleaning services or cleaning services in excess of those set forth in said Exhibit 3; and (e) security systems and personnel for the Building commensurate with that offered in comparable office buildings in Stamford, Connecticut. Landlord reserves the right to stop providing heating, elevators, plumbing, air conditioning, electric power, cleaning or any other services, when necessary due to accident or for repairs, alterations, replacements or improvements necessary or desirable in the reasonable judgment of Landlord, for as long as may be reasonably required by reason thereof or by reason of strikes, accidents, laws, orders or regulations or any other reason beyond the control of Landlord, and in any such case, Tenant shall not be entitled to any abatement of Rent or any other offset whatsoever.
