University Park means the mixed-use development on the Land, consisting primarily of housing facilities for University Students and other University Residents but also including various commercial enterprises such as, but not limited to, one or more coffee shops, food establishments, convenience stores, laundromats, recreational and ATM facilities, and similar amenities that constitute Permitted Uses. Such commercial enterprises may be co-located with the University’s housing facilities or free-standing on the Land and may be operated by Lessee or subleased to a Commercial Subtenant, including the University. The University may sublease other space in University Park for food service facilities, recreational facilities, or similar University-related facilities, but those separate facilities are not and will not be included as part of the University Sublease subject to this Lease.
