Tenant’s Trade Fixtures definition

Tenant’s Trade Fixtures means any property attached to the Premises by Tenant.
Tenant’s Trade Fixtures means all personal property of Tenant in or on the Premises which is not necessary for the operation of the Improvements.
Tenant’s Trade Fixtures means (i) the items of unaffixed tangible personal property of Tenant and (ii) trade fixtures of Tenant that are located on the Premises on the Commencement Date and specifically listed on Exhibit B-2 hereto, together with items of tangible personal property and trade fixtures owned by Tenant brought on to the Premises following the Commencement Date and which are easily movable and not affixed to the Premises, but specifically excluding the Equipment.

Examples of Tenant’s Trade Fixtures in a sentence

  • Tenant shall have the right, to the extent that same shall not diminish Landlord’s award, to make a separate claim against the condemning authority (but not Landlord) for such compensation as may be separately awarded or recoverable by Tenant for moving expenses and damage to Tenant’s Trade Fixtures, if a separate award for such items is made to Tenant.

  • Landlord will have no obligation to carry insurance on any Alterations or on Tenant’s Trade Fixtures or personal property.

  • Tenant shall not do anything in or about the Premises which will (i) cause structural injury to the Building, or (ii) cause damage to any part of the Building except to the extent reasonably necessary for the installation of Tenant’s Trade Fixtures and Tenant’s Alterations, and then only in a manner which has been first approved by Landlord in writing.

  • Any award for the taking of all or any part of the Premises under the power of eminent domain or any payment made under threat of the exercise of such power shall be the property of Landlord, whether such award shall be made as compensation for diminution of value of the leasehold or for the taking of the fee, or as severance damages; provided, however, that Tenant shall be entitled to any compensation, separately awarded to Tenant for Tenant’s relocation expenses and/or loss of Tenant’s Trade Fixtures.

  • Upon the termination of this Lease by lapse of time, Tenant may remove Tenant’s Trade Fixtures provided, however, that Tenant shall repair any injury or damage to the Leased Premises that may result from such removals.


More Definitions of Tenant’s Trade Fixtures

Tenant’s Trade Fixtures means all personal property of Tenant in or on the Premises, affixed or not, which is not necessary for the operation of the Improvements, including tire racks and handling equipment, pallets, fork lift trucks, lift racks, tools, office computers, and other equipment or machines owned or leased from/by Tenant, and specifically excludes the Equipment.
Tenant’s Trade Fixtures those items listed on attached EXHIBIT "F", which are and shall remain the personal property of Tenant.
Tenant’s Trade Fixtures means the Tenant’s trade fixtures (other than those forming part of the fire safety systems (unless expressly included in Schedule “B”)), that are not permanently connected to the Building Systems (unless expressly included in Schedule “B”) and other related equipment installed in the Building by or on behalf of the Tenant from time to time.
Tenant’s Trade Fixtures means dishwashers, stoves, sinks, refrigerators, walk-in coolers (to the extent they do not constitute a part of an exterior wall), underground storage tanks and other fixtures used in Tenant's business (as opposed to building fixtures customarily found in commercial buildings without regard to the particular business conducted therein).
