Tenants Share Percentages shall mean Tenants percentage of the Operating Expenses applicable to the following categories: (i) Operating Expenses incurred for the Building, (Tenants Building Percentage), and (ii) Operating Expenses incurred for the Project Common Areas, excluding the Building and the Adjacent Building (Tenants Project Percentage). Tenants Share Percentages shall be calculated as follows: Tenants Building Percentage shall be calculated by dividing the number of rentable square feet of the Premises by the total number of rentable square feet in the Building; and Tenants Project Percentage shall be calculated by dividing the number of rentable square feet of the Premises by the total number of rentable square feet of all buildings in the Project. Consequently, any reference in this Lease of Tenants Share Percentage shall mean and refer to Tenants Building Percentage or Tenants Project Percentage, as applicable.
