Tenants Share of Common Expenses means, in any Year or fiscal period adopted by the Landlord, the Proportionate Share of Common Expenses during that Year or fiscal period, or at the option of the Landlord, the portion of Common Expenses allocated to the Tenant for that Year or fiscal period by the Landlord, acting reasonably;

Tenant's Share of Common Expenses shall be paid in estimated monthly installments on the first day of each month of the Lease Term in an amount specified by Landlord.
Commencing on the Commencement Date, in addition to all other amounts due hereunder and as additional rent, Tenant shall pay Landlord each year Tenant's Percentage times the total Common Expenses for that year ("Tenant's Share of Common Expenses"), such payments to be made in accordance with Section 8.3. The amount payable shall be prorated for any partial year in the Lease Term.
If the Premises or Building is measured by Landlord and found to vary from the estimates, Landlord shall adjust the Base Rent and Tenant's Share of Common Expenses accordingly.
In addition to paying Tenants Share of Common Expenses, Tenant will pay Landlord as Additional Rent for each calendar year (or portion thereof) a commercially reasonable property management fee, which shall not exceed (i) 3% of Tenants Basic Rent for the calendar year in question during the first two (2) years of the Term, and (ii) 4.0% of Tenants Basic Rent for the calendar year in question thereafter.
Such payment shall be made at the times and in the manner, with all changes necessary in the context, provided in Sections 4and 4.2. 4.4 Broken Period If only part of a period relevant for the calculation of Common Expenses or of Janitorial Costs is included within the Term, any amounts payable on account of Tenant's Share of Common Expenses or on account of Tenant's Floor Share of Janitorial Costs for that period shall be reduced proportionately.
