Tenant's Proportionate Share of Operating Expenses, Real Estate Taxes and Insurance Premiums means an amount equal to (i) the product of Tenant's Proportionate Share times the Operating Expenses, plus (ii) the product of Tenant's Proportionate Share times the Real Estate Taxes, plus (iii) the product of Tenant's Proportionate Share times the Insurance Premiums.
