Definition of Tenant's Proportionate Share of Basic Costs


Tenant's Proportionate Share of Basic Costs means the percentage derived from the fraction, the numerator of which is the gross rentable square footage of the Leased Premises (51,924), the denominator of which is the gross rentable square footage of the Building (90,000). In this Lease, Tenant's pro-rata share initially is 57.69%, subject to increase or decrease due to increases or decreases in the gross rentable square footage of the Leased Premises and/or the Building.

Examples of Tenant's Proportionate Share of Basic Costs in a sentence

During the Renewal Term, Tenant shall continue to pay Additional Rent, including without limitation Tenants Direct Costs and Tenants Proportionate Share of Basic Costs in accordance with the terms of Article IV of the Original Lease.
If any category of Direct Costs can only be determined on a Building wide basis, Tenant's proportionate share of any such category of Direct Costs will be based on the same percentage established for Tenant's Proportionate Share of Basic Costs.
Tenant's Proportionate Share of Basic Costs initially is set forth in Section01(O), subject to increase or decrease due to increases or decreases in the gross rentable square footage of the Premises and/or the Building.
Section 4.1(c) is hereby deleted in its entirety and replaced with the following: (c) Estimated Costs shall mean the projected amount of Tenants Direct Costs and Tenants Proportionate Share of Basic Costs, excluding the costs of electricity and ventilation/air conditioning provided to the Leased Premises, as separately metered and invoiced to Tenant.
Tenant shall pay as additional rent ("Additional Rent") Tenant's Direct Costs and Tenant's Proportionate Share of Basic Costs.
