  • If the Replacement Premises are larger in size than the original Premises, there shall be no adjustment in Tenant's Base Rent; however, Tenant's Proportionate Share shall be appropriately modified, thereby resulting in a potential increase in Tenant's Additional Rent.

  • Landlord shall invest such payment of the first month's Base Rent in a Certificate of Deposit with a maturity date approximately that of the Lease Commencement Date in a financial institution selected by Landlord, and any interest accruing thereon shall be credited to Tenant's Base Rent obligations for the second (2nd) full month of the Lease Term.

  • Tenant's Base Rent abatement period shall last only for the period of time during which ▇▇▇▇▇▇'s use of the Demised Premises is materially interrupted.

  • However, in no event, shall Tenant's Base Rent be less than the Base Rent specified herein.

  • Tenant shall retain any profits paid in connection with a sublease or assignment in excess of Tenant's Base Rent obligations hereunder, which profits shall be calculated after deducting all costs incurred by Tenant in connection with the space subject to the transfer, which shall include, but not be limited to, tenant improvements, leasing commissions and the time to sublease and remodel the Leased Premises.

  • Tenant's Base Rent and Additional Rent from the date of the casualty through the date of substantial completion of the repair (or termination of this Lease pursuant to this Article 12) shall be abated with regard to any portion of the Premises that Tenant is prevented from using by reason of such damage or its repair.

  • If, however, the Replacement Premises is a smaller size (as to rentable square feet) than the original Premises, Landlord shall appropriately adjust both Tenant's Base Rent and its Proportionate Share.

  • If this Lease is terminated following any fire or other casualty pursuant to the provision of this Section 12, then Tenant's Base Rent and Additional Rent shall be abated from and after the date of such fire or other casualty.

  • If the condition is not fully corrected or remediated within thirty (30) days thereafter, Landlord may commence to correct or remediate the Pre-Existing Condition and raise Tenant's Base Rent hereunder in the manner set forth above.

  • In such event, Tenant's Base Rent shall be equitably reduced based upon Landlord's then cost for furnishing electricity.
