Definition of Tenant Improvements Plans


Tenant Improvements Plans means the plans and specifications for the Tenant Improvements Work, to be prepared and adopted as provided in Section 3.1(a), as the same may be modified from time to time pursuant to the terms of this Lease.

Examples of Tenant Improvements Plans in a sentence

Landlord shall deliver the completed Tenant Improvement Plans and Specifications to three (3) general contractors to obtain bids from each contractor for the construction of the Tenant Improvements in accordance with the Tenant Improvements Plans and Specifications and shall obtain such bids on or before thirty (30) days from the approval of the Tenant Improvements Plans and Specifications.
Within ten (10) days after completion of the Tenant Improvements Plans and Specifications, Landlord shall cause the General Contractor to submit to Tenant competitive bids from at least three (3) subcontractors for each aspect of the work in excess of Fifty Thousand and No/100 Dollars ($50,000.00) related to the Tenant Improvements.
The Tenant Improvements Plans and Specifications shall be prepared, at Tenants expense by Form4, Inc.
Provided that the Tenant Improvements have in fact been substantially completed and Tenant has received from Tenants Architect a written statement certifying such substantial completion of the Tenant Improvements in accordance with the approved Tenant Improvements Plans and Specifications, Tenant shall pay to Landlord the amount due pursuant to the invoice, within thirty (30) days after Tenants receipt and approval of the above items.
Immediately after the Preliminary Plans and Preliminary Budget have been approved by both Tenant and Landlord, Landlord shall direct the Tenant Architect to prepare Tenant Improvements Plans and Specifications.
