We confirm and you understand that client monies, including: Rent, float, tax deductions and Tenant Deposits will be held in and/or pass through a client account(s) with any interest that accrues being retained by us to offset our costs in relation to handling client monies.
Commercial and Residential Tenant Deposits shall not be returned until the account is closed and all money due and owing to the Authority on the account, or otherwise from such party, has been paid.
Immediately following Closing, Purchaser will deliver to each Tenant a written notice executed by Purchaser and the applicable Seller (i) acknowledging the sale of the Property to Purchaser, (ii) acknowledging that Purchaser has received and is responsible for the Tenant Deposits (specifying the exact amount of the Tenant Deposits) and (iii) indicating that rent should thereafter be paid to Purchaser and giving instructions therefor (the “Tenant Notice Letters”).
