If Tenant does not approve the budget, in writing, Landlord and Tenant shall have thirty (30) days from the date that Tenant informs Landlord of its disapproval to work with Landlord and Tenant Architect to approve the Preliminary Plans accordingly.
Landlord shall enter into a contract with the Tenant Architect to prepare the Tenant Improvements Plans and Specifications.
If Tenant disapproves the Final Construction Budget, then Tenant shall have thirty (30 ) days to work with Contractor, Tenant Architect and Landlord to modify the Tenant Improvement Plans and Specifications and Final Construction Budget so they are acceptable to Tenant and Landlord.
Immediately after the Preliminary Plans and Preliminary Budget have been approved by both Tenant and Landlord, Landlord shall direct the Tenant Architect to prepare Tenant Improvements Plans and Specifications.
Tenant shall be responsible for all directions given to the General Contractor by the Tenant Architect, Tenant's representative or any of Tenant's consultants.
