Subtenant’s Percentage Share definition

Subtenant’s Percentage Share means, as applicable given the context, Subtenant’s Building Percentage Share and/or Subtenant’s Project Percentage Share, as follows:
Subtenant’s Percentage Share means 50%. Subtenant's Percentage Share has been obtained by dividing the Rentable Area of the Subleased Premises by the Rentable Area of the Master Lease Premises and multiplying such quotient by 100. In the event Subtenant's Percentage Share is changed during a calendar year by reason of a change in the Rentable Area of the Subleased Premises or the Master Lease Premises, Subtenant's Percentage Share shall thereupon be adjusted to equal the result obtained by dividing the Rentable Area of the Subleased Premises by the Rentable Area of the Master Lease Premises and multiplying such quotient by 100, Subtenant's Percentage Share shall be determined on the basis of the number of days during such calendar year at each such percentage share.
Subtenant’s Percentage Share means Four and 85/100 percent (4.85%) (7,097 divided by 146,189). At Subtenant’s request, Sublandlord shall deliver to Subtenant any statements, invoices, or other materials delivered to Sublandlord by or at the direction of Landlord with respect to the Passthrough Rent. Subtenant shall have no right to dispute the Operating Expenses and Tax Expenses once the same is agreed upon by or adjudicated, pursuant to any dispute mechanism is set forth in the Lease or applicable at law, by Sublandlord and Landlord. The obligations to make payments hereunder, which obligations arise during and relate to the period prior to termination or expiration of this Sublease, shall survive the termination or expiration of this Sublease.

Examples of Subtenant’s Percentage Share in a sentence

  • As of the Expansion Premises Commencement Date, Subtenant’s Percentage Share shall be deemed to be 100%.

  • In addition to the Base Rent payable pursuant to Section 3(a) above, from and after the Phase 1 Commencement Date, for each calendar year of the Term, Subtenant shall pay, as Additional Rent, Subtenant’s Percentage Share of Operating Costs payable by Sublandlord for the then current calendar year.

  • If Subtenant exercises its Right of First Offer, Sublandlord shall prepare an amendment (the “Offering Amendment”) adding the Offering Space to the Subleased Premises on the terms set forth in the Advice and reflecting the changes in the Base Rent, rentable area of the Subleased Premises, Subtenant’s Percentage Share and any other appropriate terms.

Subtenant’s Percentage Share means 100%.
Subtenant’s Percentage Share means twenty eight and forty-three one hundredths percent (28.43%). Sublandlord and Subtenant acknowledge that Subtenant's Percentage Share has been obtained by dividing the rentable square footage of the Subleased Premises by the total rentable square footage of the Master Lease Premises and multiplying such quotient by 100. In the event Subtenant's Percentage Share is changed during a calendar year by reason of a change in the rentable square footage of the Subleased Premises or the Master Lease Premises, Subtenant's Percentage Share shall thereupon be adjusted to equal the result obtained by dividing the rentable square footage of the Subleased Premises by the rentable square footage of the Master Lease Premises and multiplying such quotient by 100, and Sublease, Subtenant's Percentage Share shall be determined on the basis of the number of days during such calendar year at each such percentage share.
Subtenant’s Percentage Share means (A) initially 17.28% (i.e., 14,000/81,031), and (B) from and after the Phase 2 Commencement Date, 50.01% (i.e., 40,525/81,031).

In the event Subtenant’s Percentage Share is changed during a calendar year by reason of a change in the rentable area of the Subleased Premises made pursuant to this Sublease (for example, but not by limitation, in the event that the Subleased Premises is expanded pursuant to either an Occupancy Notice delivered by Sublandlord or an Expansion Notice delivered by Subtenant, as described in Section 5.2 below), Subtenant’s Percentage Share shall thereupon be adjusted to equal the result obtained by dividing the rentable area of the Subleased Premises by the rentable area of the Master Sublease Premises and multiplying such quotient by 100. Subtenant’s Percentage Share shall be determined on the basis of the number of days during such calendar year at each such percentage share.
