RESIDENTIAL USE ONLY. Homeowner shall use, and shall cause all occupants to use, the Leased Premises and Improvements, as defined in Article 7 hereof, only for residential purposes and any incidental activities related to residential use that are permitted by applicable zoning.

No commercial structures shall be erected on the Leased Premises. Under no circumstances may the Improvements on the Leased Premises be altered to create more than one primary residence such as construction of a duplex or garage apartment.
