Proportionate Share. Tenants Proportionate Share means the Rentable Square Footage divided by the CSLSC Total Square Footage. As and when the Building shall become part of or shall include a complex or group of buildings or structures collectively owned, leased or managed by or on behalf of Landlord or any of its affiliates, Landlord may allocate among the buildings within the complex or group of buildings those categories of Operating Costs which relate to any facilities which are for the common use or benefit of the complex or group of buildings, among such buildings in accordance with sound accounting and management principles and Section 4.1(b). Such common use or benefit facilities shall include, but shall not necessarily be limited to, parking facilities and driveways, sidewalks, connecting bridges and corridors, and other public areas that are not part of a particular building within the complex or group, all of which are maintained for the common benefit and use of buildings within the complex or group.
