Premises Square Footage definition

Premises Square Footage means (a) the entire area included within the Premises, being the area bounded by the inside surface of any exterior glass walls (or the inside surface of the permanent exterior wall where there is no glass) of the Building bounding the Premises, the inside surface of the exterior of all walls separating the Premises from any public corridors or such other public areas on such floor, and the centerline of all walls separating the Premises from other areas leased or to be leased to other tenants on such floor; and (b) an amount equal to Tenant’s Share of the lobby areas, corridors, restrooms, mechanical rooms, janitorial rooms, electrical rooms and telephone closets in the Building. The Premises Square Footage as of the execution of this Lease is set forth in Item 6 of the Basic Lease Provisions.
Premises Square Footage. 39,902 rentable square feet
Premises Square Footage means the approximate floor area of the Premises and, if the Building has a common lobby or other internal common features, then, at Landlord’s option, an additional factor approximating the total square footage of such common lobby and features times the ratio of Tenant’s floor area to the total square footage of the Building, as determined by Landlord’s Architect. The Premises Square Footage as of the execution of this Lease is set forth in Item 6 of the Basic Lease Provisions.

Examples of Premises Square Footage in a sentence

  • Upon Substantial Completion (as defined in the Work Letter) of the Landlord's Improvements, Landlord shall deliver to Tenant a certificate from Landlord's architect certifying the square footage of the Premises ("Square Footage Certification") together with a calculation of the Basic Rent.

  • If Landlord shall desire to relocate Tenant, Landlord shall give Tenant at least 60 days advance Notice of the relocation (the "Relocation Notice"), which shall include the estimated effective date of the relocation and a floor area outline and Leased Premises Square Footage of the new Leased Premises.

  • Unless Tenant shall otherwise Consent, the exercise of Landlord's right to relocate Tenant shall be limited such that the Leased Premises Square Footage and the frontage of the new Leased Premises shall not vary by more than 5% from the previous Leased Premises Square Footage.

  • Landlord will inspect the Demised Premises on the date specified in the exercise notice for reduction of the Demised Premises Square Footage (or earlier if Tenant has vacated prior to that date and given written notice to Landlord).

  • Subject to the Title Exceptions and subject to the terms and provisions of this Lease, Landlord shall provide Tenant with the non-exclusive right to use, in common with others entitled thereto, that certain number of parking spaces on the Leasehold Parking Area equal to four (4) spaces per each 1,000 square feet of the Premises' Square Footage.

Premises Square Footage. Both the Premises and the Building consist of approximately 22,843 square feet of gross building area ("Square Feet of Gross Building Area"). The exact number of Square Feet of Gross Building Area in the Premises and the Building shall be determined as set forth in Section 2.1 below.

Annual Fixed Rent: For the period commencing on the Commencement date and ending on the day immediately proceeding the second (2nd) anniversary of the Commencement Date, 83,712.00 per armum ($6,976.00 per month), calculated at the rate of $32.00 per square foot of Premises Square Footage per annum. Upon substantial completion of the Premises, Landlord's architect or another appropriate professional shall certify the total Square Feet of Gross Building Area in the Premises and the Building based upon the XXXX Xxxxx Building Area standard of measurement.
Premises Square Footage. For the First Revised Term: 7,611 rentable square feet on the third floor (the “Main Premises”) plus the “Operations Rooms” (as defined herein), all as shown on Appendix 1 to the Fourth Amendment. For the Second Revised Term: 5,768 rentable square feet on the third floor (the “Reduced Main Premises”) plus the “Operations Rooms”, all as shown on Appendix 1 to the Fourth Amendment.
