Parking Ratio definition

Parking Ratio means four (4) parking spaces per one thousand (1,000) square feet of rentable area of the Premises.
Parking Ratio means the number of parking spaces for each 1,000 rentable square feet of space in the Premises from time to time as specified by the zoning and land use regulations applicable to the Building Project. As of the Date of this Lease, the Parking Ratio is 4 parking spaces per 1,000 rentable square feet.
Parking Ratio. 3.6 non-tandem parking spaces in the Parking Area per 1,000 RSF of the Premise. All such non-tandem parking spaces shall be designated as "reserved." Landlord shall use good faith efforts to provide Tenant with at least ten (10) covered parking spaces as set forth in Subparagraph 37(a).

Examples of Parking Ratio in a sentence

  • Tenant shall be entitled to use only the number of spaces allocated to Tenant by the Parking Ratio.

  • In no event shall the number of parking stalls used by Tenant and Tenant's Agents exceed the number of stalls allocated to Tenant in the definition of the Parking Ratio.

  • In no event shall the number of parking stalls used by Tenant and Tenant’s Agents exceed the number of stalls allocated to Tenant in the definition of the Parking Ratio, provided, however, that nothing in this sentence shall be deemed to alter the first-come-first-served basis of parking as provided in this paragraph 4.11.

  • Landlord agrees to instruct the parking garage operator to provide throughout the entire Lease Term, and Tenant may lease (either from Landlord or from such operator) up to the number of spaces allocated to Tenant in the definition of the Parking Ratio for use by Tenant’s employees.

  • Tenant acknowledges and agrees that the operator of the Parking Garage may rearrange the configuration of any parking spaces, and otherwise change or alter the Parking Garage in any manner whatsoever, so long as Tenant is not deprived of the use of the parking spaces to which Tenant is entitled pursuant to the Parking Ratio.

  • Landlord reserves the right to reallocate parking and driveway locations and to build additional improvements in the common areas so long as Tenant's Parking Ratio is maintained.

  • Tenant may increase or decrease the number of parking spaces licensed by Tenant hereunder (subject to the Parking Ratio) at any time upon at least sixty (60) days’ prior written notice to Landlord.

  • As of the date of this Agreement, the Company and its Subsidiaries have not granted any stock appreciation rights or any other contractual rights the value of which is derived from the financial performance of the Company or any Subsidiary or the value of shares of Company Common Stock.


More Definitions of Parking Ratio

Parking Ratio means the number of parking spaces for each 1,000 rentable square feet of space in the Premises from time to time as specified by the zoning and land use regulations applicable to the Building Project. As of the Date of this Lease, the Parking Ratio is 3.3 parking spaces per 1,000 rentable square feet. Except for particular spaces and areas designated from time to time by Landlord for reserved parking, if any, all parking in the Parking Areas shall be on an unreserved, first come, first served basis. Landlord reserves the right to (a) reduce the number of spaces in the Parking Areas, as long as the number of parking spaces remaining is in compliance with all applicable governmental requirements; (b) to reserve spaces for the exclusive use of specific parties; and (c) change the access to the Parking Areas, provided that some manner of reasonable access to the Parking Areas remains after the change; and none of the foregoing shall entitle Tenant to any claim against Landlord or to any abatement of Rent. Landlord (or the operator of the Parking Areas) may charge Tenant (and/or its employees, agents, contractors, invitees, and visitors) directly for the parking fee established by Landlord (or the operator) from time to time for the use of the Parking Areas.
Parking Ratio. Not applicable
Parking Ratio means the number of parking spaces for each 1,000 rentable square feet of space in the Premises from time to time as specified by applicable DRI and land use regulations applicable to the Building; provided, however, that no change in the Parking Ratio shall decrease the number of parking spaces available to Tenant as described in this Lease. As of the Date of this Lease, the Parking Ratio is 3.5 parking spaces per 1,000 rentable square feet. Except for particular spaces and areas designated from time to time by Landlord for reserved parking, if any, all parking in the Parking Areas shall be on an unreserved, first come, first served basis. Landlord reserves the right to (a) reduce the number of spaces in the Parking Areas, as long as the number of parking spaces remaining is in compliance with all applicable governmental requirements and so long as there is no decrease in the number of parking spaces granted to Tenant hereunder; (b) to reserve spaces for the exclusive use of specific parties so long as the reservation of such spaces does not decrease the number of spaces granted to Tenant hereunder; and
Parking Ratio. With respect to the Leased Premises, Tenant shall be entitled to utilize 3.2 unreserved and unassigned (except as provided below in this paragraph) parking spaces for each one thousand (1,000) net rentable square feet of Leased Premises (as the same may change from time to time in accordance with the terms of this Lease or an amendment hereto), such spaces to be located in the Common Areas and in the Building 3 underground parking garage. So long as Tenant is leasing the entirety of Building 3: (a) Tenant shall have the exclusive right to all parking spaces located in the Building 3 parking garage as shown on Schedule 1 attached hereto, and (b) Tenant shall have the right to paint “Kodiak Sciences Parking” on all of the surface parking spaces highlighted in green on Schedule 1. If Tenant desires to install electric vehicle charging stations for any other spaces within the Building 3 parking garage or the surface parking allocated to Tenant, such installation shall be at Tenant’s sole cost and expense, and Tenant must comply with Article 6 of the Lease in making any such installations. Tenant acknowledges that Landlord does not police the use of parking spaces in the parking garage or in the surface parking areas. Parking is provided to Tenant by Landlord without additional charge for the entire Lease Term including any expansion and/or extension periods. HVAC: Heating, ventilating, and/or air conditioning.
Parking Ratio. Three (3) stalls per 1000 rentable square feet of the Premises.

Related to Parking Ratio

  • Parking Area means the area designated as a permitted parking area and a special parking area by the Road Traffic (Permitted Parking Area and Special Parking Area) (Angus Council) Designation Order 2017; and “permitted parking area” and “special parking area” are to be read accordingly;”; and

  • parking meter means an apparatus for use on or in the vicinity of a parking place for indicating, as respects a space provided at that parking place for the leaving of vehicles, whether the initial charge has been paid and whether the period for which payment was made by the initial charge has expired;

  • Parking Areas means those portions of the Common Areas or other areas under Landlord’s control which from time to time are designated by the Landlord for the parking of automobiles and other automotive vehicles while engaged in business upon the Premises (other than while being used to make deliveries to and from the Premises).

  • parking bay means any area of a parking place which is provided for the leaving of a vehicle and indicated by markings on the surface of the parking place;

  • Parking None unreserved vehicle parking spaces ("UNRESERVED PARKING SPACES"); and None reserved vehicle parking spaces ("RESERVED PARKING SPACES"). (Also see Paragraph 2.6.)

  • Parking Lot means a building or land used for the parking or storage of ten or more motorcars or bakkies, or two or more buses or trucks, excluding −

  • Parking Garage means a building or portion of a building, other than a private garage, that is used for the temporary parking of motor vehicles;

  • Parking Spaces means spaces in or portions of the ground floor of the new building and also spaces in the open compound at the ground level of the premises for parking of motor cars, two wheelers and other vehicles permitted by the vendor.

  • Acre-foot means the amount of water necessary to cover one acre of land one foot deep, or about 325,851 U. S. gallons of water.

  • parking ticket means a parking ticket, season ticket, residents parking permit or waiver of any kind (including medical practitioner waiver, Tradesman’s Waiver and Daily Visitors’ Parking Cards).

  • Rentable Square Feet as used in the Lease will be deemed to include: (a) with respect to the Premises, the usable area of the Premises determined in accordance with the Method for Measuring Floor Area in Office Buildings, ANSI Z65.1-1996 (the "BOMA Standard"), plus a pro rata portion of the main lobby area on the ground floor and all elevator machine rooms, electrical and telephone equipment rooms and mail delivery facilities and other areas used by all tenants of the Building, if any, plus (i) for single tenancy floors, all the area covered by the elevator lobbies, corridors, special stairways, restrooms, mechanical rooms, electrical rooms and telephone closets on such floors, or (ii) for multiple tenancy floors, a pro-rata portion of all of the area covered by the elevator lobbies, corridors, special stairways, restrooms, mechanical rooms, electrical rooms and telephone closets on such floor; and (b) with respect to the Building, the total rentable area for all floors in the Building computed in accordance with the provisions of Subparagraph 1(a) above. In calculating the "Rentable Square Feet" of the Premises or the Building, the area contained within the exterior walls of the Building stairs, fire towers, vertical ducts, elevator shafts, flues, vents, stacks and major pipe shafts will be excluded.

  • Floor Area Ratio (FAR) means the quotient obtained by dividing the total covered area (plinth area) on all floors by the area of plot.

  • Total Floor Area means, the sum total of the total areas of all floors in a building or structure whether at above or below grade measured between the exterior faces of the exterior walls of the building or structure or from the centre line of a common wall separating two uses or from the outside edge of a floor where the outside edge of the floor does not meet an exterior or common wall, and;

  • car-share parking space means a parking space that is reserved and actively used for car-sharing;
