Parking Allocation definition

Parking Allocation. Thirty-one (31) parking spaces.
Parking Allocation. Initially, Tenant shall have the use of 200 parking spaces in the Commercial Park subject to increase of additional 75 parking spaces as set forth in Article VII below. Each of the foregoing provisions and defined terms shall be construed in conjunction with the references thereto contained in the other sections of this Lease. Each reference in this Lease to any of the foregoing basic Lease provisions and defined terms shall be construed to incorporate each term set forth above under such basic Lease provisions or defined term.
Parking Allocation means 463 parking spaces within the Parking Facilities for the entire Rentable Area of the Premises as of the date of this Lease (which Parking Allocation shall be phased in the same proportion as the phasing of the Premises). The Parking Allocation (i) shall be subject to pro rata reduction in the future in the event the re-measurement of the Premises which occurs by operation of Section 1.1 of this Lease causes a modification to the square footages described in such Leases as of the date hereof, in which event the Parking Allocation hereunder, in the immediate aftermath of such re-measurement, shall equal the result obtained by multiplying 463 by a fraction, the numerator of which is the Rentable Area of the Premises and the denominator of which is the original stipulated Rentable Area of the Building prior to giving effect to such re-measurement, and (ii) shall also be subject to pro rata reduction in the future in the event of any contraction of the Rentable Area of the Premises due to Landlord’s exercise of recapture rights or Tenant’s election to exercise a Renewal Option as to only a portion of the Premises (such reduction to be effectuated by multiplying Tenant’s initial Parking Allocation as modified by the preceding clause (i), by a fraction, the numerator of which is the total Rentable Area of the Premises as contracted, and the denominator of which is the total Rentable Area of the Building). Any parking spaces used by Tenant for purposes of accommodating Tenant’s Generator Use, or other exterior improvements requested by Tenant within the Parking Facilities and agreed to by Landlord pursuant to this Lease, shall be counted against Tenant’s Parking Allocation.

Examples of Parking Allocation in a sentence

  • Tenant, its employees and invitees shall use no more than the Maximum Parking Allocation.

  • Tenant has elected to use all of Tenant’s Parking Allocation commencing on the Commencement Date.

  • If any other tenant or third party inhibits Tenant’s utilization of Tenant’s Parking Allocation, Landlord will take all actions reasonably necessary to protect Tenant’s parking rights, at Landlord’s cost and expense.

  • Tenant’s right to use the Maximum Parking Allocation shall be without direct charge, other than Operating Expenses and Taxes otherwise payable under Article 5 of this Lease.

  • No later than the later of (a) July 1, 2016, or (b) 180 days following the Commencement Date, Tenant may reduce the Base Parking Allocation by written notice to Landlord to a ratio of Parking Passes per 1,000 feet of Rentable Area in the Premises deemed sufficient by Tenant.

  • Landlord reserves the right to require that all or a portion of Tenant’s Parking Allocation be for tandem, stacked, valet and such other parking arrangements as Landlord or the Operator shall from time to time deem reasonably necessary for the Parking Facility.

  • Maximum Parking Allocation: one hundred sixty-six (166), which is based on a parking ratio of 3.3 non-exclusive parking spaces per one thousand (1,000) square feet of rentable space in the Premises.

  • Effective as of the Expansion Date and continuing through the remainder of the Term, Tenant’s Parking Allocation shall be fifty-four (54) parking spaces.

  • Upon the giving of any such notice of termination this Lease and the Lease Term shall terminate as of the date on which Tenant shall be required to vacate any part of the Premises (or shall be deprived of such means of access thereto or of Tenant’s Parking Allocation).

  • The Maximum Parking Allocation is increased by forty-two (42) unreserved passes.
