Oxford City Council Premises definition

Oxford City Council Premises means those premises and places with Oxford City Council ordinarily carries on business from time to time, those premises and places Oxford City Council owns and/or controls and any other premises of Oxford City Council from which the Services will be performed by the Service Provider;

The Service Provider shall have the use of such Oxford City Council Premises as licensee and shall vacate the same on expiry or termination of this Agreement.

The Service Provider shall comply with all reasonable security requirements of Oxford City Council (notified to it from time to time) while on Oxford City Council Premises, and shall procure that the Service Provider Parties and Service Provider Staff shall likewise comply with such requirements.

Unless otherwise agreed, Equipment brought onto Oxford City Council Premises will remain the property of the Service Provider.

The Service Provider shall co-operate free of charge with such other persons on Oxford City Council Premises as Oxford City Council may reasonably require.

Oxford City Council shall promptly notify the Service Provider of any health and safety hazards which may exist or arise at Oxford City Council Premises and which may affect the Service Provider in the performance of the Agreement.

The Service Provider shall provide for the haulage or carriage thereof to Oxford City Council Premises and the removal of Equipment when no longer required at its sole cost and expense.

Banking Premises means the interior of that portion of any building occupied by a banking institution or similar safe depository.
Apartment Building means a residential use building, or the residential use portion of a mixed-use building, other than a townhouse or stacked townhouse containing four or more dwelling units each of which shall have access to above grade common halls, stairs, elevators, and yards;
commercial premises means any of the following:
residential premises means a dwelling unit for residential use and occupancy and the structure of which it is a part, the facilities and appurtenances in it, and the grounds, areas, and facilities for the use of tenants generally or the use of which is promised the tenant. "Residential premises" includes a dwelling unit that is owned or operated by a college or university. "Residential premises" does not include any of the following:
rural areas means the areas covered by Gram Panchayats;
School premises means either of the following:
Modular building retailer means any person who purchases or acquires a modular building from a

Authority’s Premises means any premises occupied by or under the control of the Authority where the Services are to be supplied, as set out in the Specification.
Water Surface Elevation (WSE means the height, in relation to mean sea level, of floods of various magnitudes and frequencies in the floodplains of coastal or riverine areas.
Commercial building means a building or part of a building, which is used as shops, offices, business arcade, show rooms, display centers or market for sale of merchandise for retail only, building used for transaction of business or the keeping of accounts, records for similar purposes, professional service facilities, petrol pumps, restaurants, cinemas, theatres, banks, clubs run on commercial basis. Storage and service facilities incidental to the sale of merchandise shall be included under this group, except where exempted.
Redevelopment Area means the community redevelopment area described, defined or otherwise identified or referred to in the Redevelopment Plan.
Public building and "public work" means a public building of, and a public work of, a governmental entity (the United States; the District of Columbia; commonwealths, territories, and minor outlying islands of the United States; State and local governments; and multi-State, regional, or interstate entities which have governmental functions). These buildings and works may include, without limitation, bridges, dams, plants, highways, parkways, streets, subways, tunnels, sewers, mains, power lines, pumping stations, heavy generators, railways, airports, terminals, docks, piers, wharves, ways, lighthouses, buoys, jetties, breakwaters, levees, and canals, and the construction, alteration, maintenance, or repair of such buildings and works.
Office Building Project Buildings means all of the buildings on the Office Building Project site.
Building Square Footage or "BSF" means the square footage of assessable internal living space of a Unit, exclusive of any carports, walkways, garages, overhangs, patios, enclosed patios, detached accessory structure, or other structures not used as living space, as determined by reference to the Building Permit for such Unit.

Building Energy Benchmarking means the process of measuring a building’s Energy use, tracking that use over time, and comparing performance to similar buildings.
site area means the area of any land on which development is or is to be carried out. The land may include the whole or part of one lot, or more than one lot if they are contiguous to each other, but does not include the area of any land on which development is not permitted to be carried out under this Plan. [Note: The effect of this definition is varied by clause 4.5 for the purpose of the determination of permitted floor space area for proposed development.]
Natural area means an area of the rural or non-urban environment which is in an unspoilt natural state or is of high scenic value, and includes, but is not limited to, national parks, game reserves, nature reserves, marine reserves, wilderness areas, areas of extensive agriculture and scenic areas;
New Building ’ means a new construction to house a complete motor vehicle as- sembly process, where that construction includes the pouring or construction of a new foundation and floor, the erection of a new frame and roof, and the instal- lation of new plumbing and electrical and other utilities;
Urban Renewal Project means undertakings and activities of a municipality in an urban renewal area for the elimination and for the prevention of the development or spread of slums and blight, and may involve slum clearance and redevelopment in an urban renewal area, or rehabilitation or conservation in an urban renewal area, or any combination or part of them in accordance with an urban renewal plan. These undertakings and activities may include:
South Caucasus/Central and South Asian (SC/CASA) state means Armenia, Azerbaijan, Georgia, Kazakhstan, Kyrgyzstan, Pakistan, Tajikistan, Turkmenistan, or Uzbekistan.
townsite in relation to the townsite to be established near the harbour means a townsite (whether or not constituted and defined under section 10 of the Land Act) primarily to facilitate the Company’s operations in and near the harbour and for employees of the Company and in relation to the mining areas means such a townsite or townsites or any other townsite or townsites which is or are established by the Company for the purposes of its operations and employees on or near the mining areas in lieu of a townsite constituted and defined under section 10 of the Land Act;
Urban Renewal Area means a slum area or a blighted area or a combination thereof which the municipality designates as appropriate for an urban renewal project.
Construction Phase Services means the coordination, implementation and execution of the Work required by this Agreement, which are further defined in Article 8.
