Landlord's obligation to pay such Hold Over Costs shall be Tenant's sole remedy for Landlord's failure to cause the Lease Commencement Date to occur on or before the Outside Delivery Date.
Subject to the terms of this Lease, if Landlord has not caused the Lease Commencement Date to have occurred on or before the Outside Delivery Date, then Landlord agrees that Landlord will reimburse Tenant the actual increase in amounts required to be paid by Tenant with respect to its existing lease of space at ▇▇▇ ▇▇▇▇▇▇ ▇▇▇▇▇ ▇▇▇▇▇▇▇▇▇, ▇▇ ▇▇▇▇▇ ▇▇▇ ▇▇▇▇▇▇▇▇▇, ▇▇▇▇▇▇▇▇▇▇ (the "Hold Over Costs").

In no event shall the total amount of Hold Over Costs payable by Landlord hereunder exceed $10,000.00.
Prior to Landlord being obligated to pay any Hold Over Costs, Tenant shall provide Landlord with reasonable evidence of the amount of such Hold Over Costs, and of Tenant's payment thereof.
