Open Space Works definition

Open Space Works. Means the works to be carried out to the Open Space Land in accordance with the Open Space Specification as approved by the Council; OPEN SPACE LAND

Upon the completion of the Open Space Works on the Open Space Land to the reasonable satisfaction of the Council the Owners shall during the Initial Maintenance Period:- Procure that there is full and unfettered public access to the Open Space Land from the date of completion of the Open Space Works; and Be responsible for the management and maintenance of the Open Space Works and the Open Space Land free of defects. The Owners shall transfer the Open Space Land to the Council as soon as reasonably practicable following the expiry of the Initial Maintenance Period for the sum of £1 free from any encumbrances which would prevent the use of the land as Open Space Land (including financial charges) and the reservation of such rights and easements for the benefit of the Site and/or any adjoining land retained by the Owners as are reasonably necessary and required in connection with the Development and/or the Owner’s retained land TOGETHER WITH such rights and easements as are reasonably necessary and required for the use and enjoyment of the Open Space Land PROVIDED THAT the Owners shall have maintained the Open Space Land and carried out any remedial works that may reasonably be required by the Council to the reasonable satisfaction of the Council prior to such transfer; The covenants contained in the transfer referred to at paragraph 1.5 above on the part of the Council shall include the following: Not to use the Open Space Land for any purpose other than for the provision of public open space for the benefit of members of the public; To maintain the Open Space Land in a clean and tidy condition at all times; Not to build or allow or suffer t...

  • Demolition works means any physical activity to tear down or break up a structure (or part thereof) or surface, or the like, and includes the loading of demolition waste and the unloading of plant or machinery.

  • Base Building shall include the structural portions of the Building, the public restrooms and the Building mechanical, electrical and plumbing systems and equipment located in the internal core of the Building on the floor or floors on which the Premises are located. Tenant shall promptly provide Landlord with copies of any notices it receives regarding an alleged violation of Law. Tenant shall comply with the rules and regulations of the Building attached as Exhibit E and such other reasonable rules and regulations adopted by Landlord from time to time, including rules and regulations for the performance of Alterations (defined in Section 9).
