On-Site Improvements definition

On-Site Improvements means the improvements described in Exhibit B hereto, made at the Continental Special Premises.
On-Site Improvements means all required improvements within or contiguous to the proposed subdivision.
On-Site Improvements means mitigation measures and improvements to drainage located within each phase of the Proposed Development.

On-Site Improvements means paving (base and top course asphalt, excluding granular materials); final site grading; hard and soft landscaping; walkways; retaining walls; fencing (screening and acoustic); lighting; and signage. For clarity, On-site Improvements do not include buildings, structures and underground storm, sanitary and water services.(By-law Number 2010-217; 2017-63)

On-Site Improvements means mitigation measures and improvements to intersections and roadways located within the Planned Community, improvements required for intersections and roadways immediately adjacent to the Planned Community. The need and timing of construction for On-Site Improvements and Off-Site Improvements will be established at the time of Tentative PUD Plan approval through a Village Traffic Study and implemented concurrently with development of a Village in order for community access roads to provide the minimum service level of as defined in Section 7.03(a) in accordance with the Highway Capacity Manual, Special Report Number 209, published by the Transportation Research Board, latest edition (“The Highway Capacity Manual”). The mitigation area for each Traffic Study will be established prior to initiation of the Traffic Study by agreement between District and Owner and will be limited to those major roadways as described in Sections 7.02 and 7.03. The Traffic Study shall, in a manner acceptable to District and NDOT; (a) Identify impacts to the roadway network within the Planned Community including impacts to any Major Street Segment and any Major Intersection, and impacts to the transportation network which are outside of Planned Community, and; (b) Display all related mitigation measures necessary to such Major Street Segments and at such Major Intersections together with the roadway access needs leading to the Planned Community. The study shall be consistent with ITE principles and technologies. District may also require additional site-specific traffic studies as may be deemed necessary related to and prior to the construction of any commercial area, school, or other land use that may have time-sensitive traffic impacts or other significant impacts to adjacent traffic patterns. Traffic Studies and all other site-specific traffic studies required by a Tentative PUD Plan shall be performed in accordance with District regulations. All Traffic Studies shall identify the construction phasing anticipated for any and all phases of the PUD plan area together with access mitigation acceptable to District, NDOT, and as applicable.
