Lessor at Lessor s sole cost shall remodel the suite; such remodel shall include the following scope of work:
Lessor at Lessor s cost shall maintain in good condition the following: The structural parts of the building , which structural parts include only the foundations and bearing and exterior walls (excluding glass and doors). Maintenance of the exterior walls including painting and plastering shall be the responsibility of Lessee.
Lessor at Lessor s expense shall obtain a policy of casualty insurance insuring the building against damage to the premises from fire and other casualties. Lessee shall be solely responsible for insuring its own contents and personal property against casualty loss at its own expense.

Notwithstanding any other term or provision of this Sublease, no personal liability shall at any time be asserted or enforceable against Subtenant’s shareholders, directors, officers, or partners on account of any of Subtenant’s obligations or actions under this Sublease.
