Leased Parking Spaces definition

Leased Parking Spaces means 461 parking spaces located in the Parking Garage. The Parking Garage has a total of 641 parking spaces however Lessee acknowledges that 180 of such parking spaces are designated for the exclusive use by the owner of Unit CU-3 (the "CU-3 Spaces"), the CU-3 Spaces are not a part of this Lease and the owner of Unit CU-3 will provide its own valet parking services for the CU-3 Spaces and the owner of Unit CU-3 or its designee shall have the right to collect all income generated from the CU-3 Spaces. It is the intent of the Parties that the Lessee shall have access to 461 spaces in the Parking Garage; provided however, that at all times, Lessee shall make available: (i) twenty (20) parking spaces at no charge, for the benefit of the users of the CU-1 Unit; (ii) three (3) parking spaces at no charge for the benefit of users of the CU-4 Unit and (iii) up to five (5) parking spaces for certain Unit Owners from time to time, including but not limited to Unit R -378 of the Units listed on Exhibit "B" attached hereto{the "Committed Parking Spaces"), and each of their guests, tenants and invitees or others who are issued parking stickers, decals or other personal or vehicle identification in connection with such Units (the "Committed Rights Beneficiaries"), it being understood and agreed that the Committed Rights Beneficiaries shall have the right to valet parking services within the Committed Parking Spaces at no charge (collectively, "Parking Privileges"). The Association hereby covenants and agrees that it shall not grant licenses to any other party whatsoever, other than Lessee, for the Leased Parking Spaces or the Cabanas during the Term of this Agreement; provided, however, Lessee shall be entitled to use any Committed Parking Space to the extent any such space is unoccupied or otherwise not in use by the Commercial and/or other Unit Owners on as available basis at no additional charge to Lessee.
Leased Parking Spaces means 400 parking spaces located in the Parking Garage. It is the intent of the Parties that the Lessee shall have access to all 490 spaces in the Parking Garage; provided however, that at all times, the Lessee makes available not less than 127 spaces (the “Committed Parking Spaces”) at no charge, for the benefit of those certain Commercial and/or other Unit Owners from time to time of the Units listed on Exhibit “B” attached hereto, and each of their guests, tenants and invitees or others who are issued parking stickers, decals or other personal or vehicle identification in connection with such Units (the “Committed Rights Beneficiaries”), it being understood and agreed that the Committed Rights Beneficiaries shall have the right to valet parking services within the Committed Parking Spaces at no charge (collectively, "Parking Privileges"). The Association hereby covenants and agrees that it shall not grant licenses to any other party whatsoever, other than Lessee, for the Leased Parking Spaces or the Meeting Rooms during the Term of this Agreement; provided, however, Lessee shall be entitled to use any Committed Parking Space to the extent any such space is unoccupied or otherwise not in use by the Commercial and/or other Unit Owners on as available basis at no additional charge to Lessee.
Leased Parking Spaces means parking spaces that are rented and paid for by the Department as opposed to State-owned lots.

Examples of Leased Parking Spaces in a sentence

  • The Facility and Leased Parking Spaces shall not be used for the parking and/or storage of abandoned, junked, deteriorated or burnt recreational vehicles, boats and boat/vessel trailers.

  • No such rules or regulations shall be enforceable against Lessee if they have the effect of diminishing the access to and availability of the Leased Parking Spaces.

  • Lessee make all commercially reasonable efforts to ensure that all contractors, vendors, invitees, guests and other third parties using the Leased Parking Spaces comply with the terms and conditions of this Lease Agreement.

  • The Lessee may assign this Lease or sublet the Leased Parking Space(s) or any part thereof only after receiving the prior express consent of Lessor, which shall not be unreasonably withheld, conditioned or delayed.

  • In compliance with applicable law, Lessor shall post such notices or signage at or around the Leased Parking Spaces as may be necessary to reasonably enforce Lessee’s exclusive use of the Leased Parking Spaces, though only at such times when Lessee has exclusive use of the Leased Parking Spaces, or shall permit Lessee to do the same, notwithstanding anything to the contrary herein.

  • After the Leased Parking Spaces have been configured on or about the Commencement Date, Lessor shall provide no less than Ninety (90) days’ notice of any intended reconfiguration (a “Reconfiguration”) of the Leased Parking Spaces.

  • Any Third-Party Agreement shall be subject to the terms and conditions of this Lease Agreement, the Parking Agreements, the laws, ordinances, governmental orders and other public requirements affecting the Leased Parking Spaces or Pedestrian Tunnel or the use thereof, including all recorded covenants, easements and restrictions pertaining thereto.

  • Lessee shall be permitted to operate a tram or similar vehicle service between the Leased Parking Spaces and the Project site, subject to any applicable Federal, State and City regulations or rules regarding the operation of vehicles of such types.

  • The termination of this Agreement shall (except as otherwise provided herein) terminate all rights and obligations of the Association and Lessee hereunder, including, without limitation the lease of the Leased Parking Spaces to Lessee, except that such termination shall not prejudice the rights of any Party against the other for any breach of this Agreement occurring prior to termination.

  • The Lessor shall reserve the right, in consultation with Lessee, to configure the location of the Leased Parking Spaces within the Black Lot; provided, however, that Lessor shall ensure that the Leased Parking Spaces are configured in such a way to make their arrangement contiguous, and use its reasonable efforts to ensure that the Leased Parking Spaces are as near to the Project as possible.

  • Parking Spaces means spaces in or portion of the Ground Floor of the Building and also open spaces at the ground level of the said premises as expressed or intended by the Developer, at their sole discretion, for parking of motor cars/two wheelers etc.

  • Parking Space The County shall attempt to provide adequate free parking facilities for employees within a reasonable distance of their work locations.

  • bicycle parking space means an area used for parking or storing a bicycle;

  • bicycle parking space – visitor means an area that is equipped with a bicycle rack for the purpose of parking and securing bicycles, and:

  • Parking space leasing data means the following government data on an application for, or lease of, a parking space: residence address, home telephone number, beginning and ending work hours, place of employment, location of parking space, and work telephone number.

  • bicycle parking space – occupant means an area that is equipped with a bicycle rack or locker for the purpose of parking and securing bicycles, and:

  • Parking Area means the area designated as a permitted parking area and a special parking area by the Road Traffic (Permitted Parking Area and Special Parking Area) (Angus Council) Designation Order 2017; and “permitted parking area” and “special parking area” are to be read accordingly;”; and

  • stacked bicycle parking space means a horizontal bicycle parking space that is positioned above or below another bicycle parking space and equipped with a mechanical device providing floor level access to both bicycle parking spaces.

  • Parking Areas means those areas located upon the Property designated by Landlord, from time to time, to be parking areas.

  • Leased space means a self−service storage unit or a space located within a self−service storage facility that a lessee is enti- tled to use for the storage of personal property on a self−service basis pursuant to a rental agreement and that is not rented or pro- vided to the lessee in conjunction with property for residential use by the lessee.

  • Subleased Premises means approximately -18;961 rentable square feet on the 141h floor of the Building, as more specifically depicted on Exhibit A attached hereto and made a part hereof. The Subleased Premises include all of the Leased Premises identified in the Prime Lease.

  • Parking No unreserved vehicle parking spaces ("Unreserved Parking Spaces"); and no reserved vehicle parking spaces ("Reserved Parking Spaces"). (Also see Paragraph 2.6.)

  • Storage Space means a space where goods of non-hazardous nature are stored and includes cold storage and banking safe vaults;

  • Leased Premises means the Leased Premises as defined in Paragraph 1.

  • Rentable Area of the Premises The amount of square footage set forth in Section 1.01(10).

  • Rentable Area of Premises on Page 1 of the Lease shall be deleted in their entirety and replaced with the following:

  • Expansion Space means any space in the Building which, at any time during the Lease Term, is occupied by a Person other than Landlord under a written lease with Landlord, and the term “Tenant’s Expansion Space” means Expansion Space which Tenant has elected to lease as provided in this paragraph. Landlord agrees to notify Tenant promptly after Landlord learns that any Expansion Space is or will become available. Subject to the prior rights of other tenants to whom Landlord has granted substantially similar rights, Tenant has the option to lease any Expansion Space which Landlord notifies Tenant is or will become available. If Tenant gives Landlord notice of its exercise of this option within thirty (30) days after notification from Landlord of the availability of the Expansion Space and if no Event of Default exists when Tenant’s notice is given, this Lease will be deemed to be amended to include Tenant’s Expansion Space as part of the Premises for the remainder of the Lease Term upon all of the same terms contained in this Lease except that (i) the Rentable Area of the Premises will be amended to include Tenant’s Expansion Space; (ii) Tenant’s Share will be increased to include the rentable area of Tenant’s Expansion Space; (iii) the Term Commencement Date with respect to Tenant’s Expansion Space will be the earlier of sixty (60) days after the date on which Tenant’s Expansion Space becomes vacant and ready for occupancy (provided that date is at least sixty (60) days after Tenant exercises its option to lease the Expansion Space), or the date on which the Expansion Space is first occupied by Tenant; (iv) if Tenant’s Expansion Space contains a rentable area of 10,000 square feet or more, and if there are less than three (3) Lease Years remaining in the Lease Term, the Lease Term will be extended to include three (3) full years from the Term Commencement Date with respect to Tenant’s Expansion Space; and (v) subject to adjustment during each Fixed Rental Period as provided in Exhibit E, Basic Rent for each year of the remaining Lease Term (as it may be extended) will be the greater of (a) the Basic Rent last paid by the Person most recently occupying Tenant’s Expansion Space or (b) Market Rent determined as provided in the Rent Rider attached as Exhibit E. If Tenant exercises this option, Tenant’s Expansion Space will be leased to Tenant in its “as is” condition and Tenant will, at its expense and in compliance with the provisions of Section 7.06, design and construct all Improvements desired by Tenant for its use and occupancy. Landlord and Tenant agree to execute such amendments to this Lease and other instruments as either of them considers necessary or desirable to reflect Tenant’s exercise of this option.

  • Garage shall have the meaning ascribed to it in Recital H;

  • Parking Garage means a building or portion of a building, other than a private garage, that is used for the temporary parking of motor vehicles;

  • the Building means any building of which the Property forms part.

  • car-share parking space means a parking space that is reserved and actively used for car-sharing;

  • Common Areas is defined as all areas and facilities outside the Premises and within the exterior boundary line of the Industrial Center and interior utility raceways within the Premises that are provided and designated by the Lessor from time to time for the general non-exclusive use of Lessor, Lessee and other lessees of the Industrial Center and their respective employees, suppliers, shippers, customers, contractors and invitees, including parking areas, loading and unloading areas, trash areas, roadways, sidewalks, walkways, parkways, driveways and landscaped areas.

  • Loading Space means an off-street space or berth on the same lot or parcel with a building or use, or contiguous to a group of buildings or uses, for the temporary parking of a vehicle while loading or unloading persons, merchandise or materials, and which space or berth abuts on a street, alley or other appropriate means of access.

  • Building Common Areas means with respect to the Tower, the areas, facilities and amenities specified in Schedule [E] which are to be used and enjoyed in common with all the other Apartment Acquirers of the Units in the Building; and
