Leasable Area of the Building definition

Leasable Area of the Building means the number obtained by adding to the Gross Leasable Area of the Leased Premises, the Gross Leasable Area of other rentable premises in the Building.

Leasable Area of the Building means the aggregate leasable area of all premises intended for leasing located at each level of the Building. The Leasable Area of the Building includes the aggregate area of each floor of leasable area intended for leasing, excluding any non-selling mezzanine which was built as an integral part of certain premises and all out-roof constructions, machinery rooms, vaults and rooms for mechanical equipment and electrical installations, exterior facilities intended for truck loading and exterior unloading and receiving areas connected to these premises.

Examples of Leasable Area of the Building in a sentence

  • The Landlord may from time to time remeasure the Leasable Area of the Leased Premises and the Leasable Area of the Building and readjust the Base Rent and the Tenant’s Proportionate Share of Additional Rent accordingly, upon written notice to the Tenant.

  • Except as otherwise provided herein, all Operating Expenses will be prorated according to their relation to the Total Leasable Area of the Building.

  • The Leasable Area of the Building includes the aggregate area of each floor of leasable area intended for leasing, excluding any non-selling mezzanine which was built as an integral part of certain premises and all out-roof constructions, machinery rooms, vaults and rooms for mechanical equipment and electrical installations, exterior facilities intended for truck loading and exterior unloading and receiving areas connected to these premises.

  • Tenant’s share of the Common Expenses shall be equal to the ratio that the Gross Leasable Area of the Demised Premises bears to the entire Gross Leasable Area of the Building.

  • Tenant's pro rata share shall be determined by multiplying the total cost thereof by a fraction, the numerator of which is the Gross Leasable Area of the Premises and the denominator of which is the Gross Leasable Area of the Building, or any such larger portion of the Shopping Center to which the contract applies.

  • Without these subcontracting plans, or similar contract terms, prime contractors would generally be free to subcontract with whomever they wish for the completion of work under the contract and would not be required to deal with various categories of small businesses.

  • Within sixty (60) days following the Date of Substantial Completion of the Building, the Landlord shall provide to the Tenant a certificate of the Architect or a duly qualified surveyor as to the Gross Leasable Area of the Leased Premises and the Gross Leasable Area of the Building.

  • The Lessor’s investment in relation to the Lessee Improvements shall be recovered during the Initial Term, calculated on the basis of the formula provided in Clause 9.2 on the Leasable Area of the Building (“Improvement Rent”).

Related to Leasable Area of the Building

  • Rentable Area of the Premises The amount of square footage set forth in Section 1.01(10).

  • Rentable Area of Premises on Page 1 of the Lease shall be deleted in their entirety and replaced with the following:

  • Rentable Area when applied to the Premises, is that area equal to the usable area of the Premises, plus an equitable allocation of Rentable Area within the Building that is not then utilized or expected to be utilized as usable area, including that portion of the Building devoted to corridors, equipment rooms, restrooms, elevator lobby, atrium and mailroom.

  • Building Square Footage or "BSF" means the square footage of assessable internal living space of a Unit, exclusive of any carports, walkways, garages, overhangs, patios, enclosed patios, detached accessory structure, other structures not used as living space, or any other square footage excluded under Government Code Section 65995 as determined by reference to the Building Permit for such Unit.

  • Building Area means the greatest horizontal area of a building within the outside surface of the exterior walls.

  • Usable Area means the usable area calculated in accordance with the BOMA Standard.

  • Square Footage means the total gross horizontal areas of all floors, including usable basement and cellars, below the roof and within the outer surface of the main walls of buildings (or the center lines of party walls separating such buildings or portions thereof) or within lines drawn parallel to and two feet within the roof line of any building or portion thereof without walls (which includes, notwithstanding paragraph 3 below, the square footage of all porches), and including pedestrian access walkways or corridors, but excluding the following:

  • Net Rentable Area means with respect to any Project, the floor area of any buildings, structures or improvements available for leasing to tenants (excluding storage lockers and parking spaces), as reasonably determined by the Administrative Agent, the manner of such determination to be consistent for all Projects unless otherwise approved by the Administrative Agent.

  • Footage means collectively all video, video tape recordings, film, photographs, digital photographs, and all other digital assets that depict or record the Event and/or Undersigned’s presence at the Event.

  • the Building means any building of which the Property forms part.

  • Office Building (Premises), means a building or premises or part thereof whose sole or principal use is for an office or for office purposes or clerical work. "Office purposes" includes the purpose of administration, clerical work, handling money, telephone, telegraph and computer operation; and "clerical work" includes writing, book-keeping, sorting papers typing, filing, duplicating, punching cards or tapes, machines calculations, drawing of matter for publication and editorial preparation of matter for publication.

  • Premises Building Total Destruction means if the Building of which the Premises are a part is damaged or destroyed to the extent that the cost to repair is fifty percent (50%) or more of the then Replacement Cost of the Building.

  • ILUA Area means the geographical area in relation to which the Framework ILUA applies, as specified in Schedule 2 of the Framework ILUA;

  • Building Common Areas means with respect to the Tower, the areas, facilities and amenities specified in Schedule [E] which are to be used and enjoyed in common with all the other Apartment Acquirers of the Units in the Building; and

  • Common Area means all areas and facilities within the Project that are not designated by Landlord for the exclusive use of Tenant or any other lessee or other occupant of the Project, including the parking areas, access and perimeter roads, pedestrian sidewalks, landscaped areas, trash enclosures, recreation areas and the like.

  • Building Project means the aggregate combined parcel of land on a portion of which are the improvements of which the Premises form a part, with all the improvements thereon, said improvements being a part of the block and lot for tax purposes which are applicable to the aforesaid land.

  • Building means any structure used or intended for supporting or sheltering any use or occupancy.

  • Gross Floor Area means the total floor area, measured between the outside of exterior walls or between the outside of exterior walls and the centre line of party walls dividing the building from another building, of all floors above the average level of finished ground adjoining the building at its exterior walls;

  • Unstable area means a location that is susceptible to natural or human-induced events or forces capable of impairing the integrity of some or all of the landfill structural components responsible for preventing releases from a landfill. Unstable areas can include poor foundation conditions, areas susceptible to mass movements, and Karst terranes.

  • Built-Up Area and/or “Covered Area” in relation to a Flat shall mean the floor area of that Flat including the area of balconies and terraces, if any attached thereto, and also the thickness of the walls (external or internal) and the columns and pillars therein Provided That if any wall, column or pillar be common between two Flats, then one-half of the area under such wall column or pillar shall be included in the built-up area of each such Flat.

  • Lease Area means the Lease Area as more particularly described in SCHEDULE C.

  • Subleased Premises means approximately -18;961 rentable square feet on the 141h floor of the Building, as more specifically depicted on Exhibit A attached hereto and made a part hereof. The Subleased Premises include all of the Leased Premises identified in the Prime Lease.

  • mixed-use building means a building or structure containing a residential and non- residential use other than a home occupation;

  • Base Building shall include the structural portions of the Building, the public restrooms and the Building mechanical, electrical and plumbing systems and equipment located in the internal core of the Building on the floor or floors on which the Premises are located. Tenant shall promptly provide Landlord with copies of any notices it receives regarding an alleged violation of Law. Tenant shall comply with the rules and regulations of the Building attached as Exhibit E and such other reasonable rules and regulations adopted by Landlord from time to time, including rules and regulations for the performance of Alterations (defined in Section 9).

  • Building Drain means that part of the lowest horizontal piping of a drainage system which receives the discharge from soil, waste, and other drainage pipes inside the walls of the building and conveys it to the building sewer, beginning five (5) feet (1.5 meters) outside the inner face of the building wall.

  • Lot area means the total horizontal area within the lot lines of a lot.
