All out-of-pocket expenses (including any Insurance Premiums) incurred by Administrative Agent in connection with obtaining such insurance and keeping it in effect shall be paid by Borrower to Administrative Agent upon demand, and until paid, shall be secured by the Loan Documents and shall bear interest at the Applicable Rate.
Provided that Borrower shall have satisfied the conditions to an Advance set forth in Section 2.30 and there are Insurance Reserve Funds on deposit in the Insurance Reserve Account, Administrative Agent will apply the Insurance Reserve Funds to payments of Insurance Premiums required to be made by Borrower pursuant to Article VI hereof and under the Mortgage.

Borrower shall furnish Administrative Agent with all bills, statements and estimates for Insurance Premiums at least ten (10) days prior to the date on which such Insurance Premiums first become payable.
