Definition of Initial Approximate Rentable Area in the Premises


Initial Approximate Rentable Area in the Premises means the entire third floor of the Building, consisting of the area contained within the demising walls of the Premises prior to June 1, 2017, as described below in Section 1.R, and any other area designated for the exclusive use of the Tenant plus an allocation of the applicable Tenant's Pro Rata Share (as defined below) of the square footage of the "Common Areas" and the "Service Areas" (as defined below). For purposes of this Lease, it is agreed and stipulated by both Landlord and Tenant that the Initial Approximate Rentable Area in the Premises is fourteen thousand three hundred eleven (14,311) rentable square feet ("Initial Area"). Any payments under this Lease are not subject to revision whether or not the size of the Initial Area is eventually determined to be more or less than that amount.
