Upon receipt of the aforesaid notice from Landlord, Tenant shall have the right, exercisable at any time within ten (10) days from the date of receipt of such notice, to lease all of said First Refusal Space upon the same terms and conditions as this Lease, including, but not limited to, the prevailing Base Rent rate and adjustments thereto reserved in this Lease, and for a term expiring as of the date of the expiration of this Lease. If Tenant elects to exercise the Right of First Refusal, it shall, prior to the end of said ten (10) day period, deliver written notice of such exercise to Landlord, and the leasing of said First Refusal Space shall commence on the earliest to occur (the \u201cFirst Refusal Space Commencement Date\u201d) of (A) thirty (30) days after the expiration of such ten (10) day period; or (B) the date on which Tenant commences to occupy all or any portion of the First Refusal Space, and shall be evidenced by a lease amendment agreement executed by Tenant on Landlord\u2019s standard form. Upon the First Refusal Space Commencement Date: (i) the number of Square Feet in the Premises shall be increased by the number of Square Feet in the First Refusal Space, (ii) Tenant\u2019s parking spaces as set forth in Section 2.a. and 2b. below shall increase according to each respective ratio, (iii) Tenant\u2019s pro rata share shall be increased based on the number of Square Feet in the First Refusal Space, (iv) Base Rent and additional Rent payable with respect to the First Refusal Space shall commence at the then current rent rates set forth in the Lease for the Premises, and (v) Tenant shall be entitled to an allowance for Tenant improvements to be constructed in the First Refusal Space equal to $23.00 times the number of rentable square feet in the First Refusal Space times the number of full calendar months remaining in the Term of the Lease after the First Refusal Space Commencement Date until the Expiration Date divided by 120.
