All terms and conditions of this Lease will remain in full effect during the First Extension Period.
During the Extension Periods, no further Advances will be available from the Loan and the Loan Documents will be deemed to be automatically modified to reduce the total committed and available amount of the Loan from its original amount to the outstanding principal amount of the Loan as of the commencement of the First Extension Period.
Lessee agrees to and shall pay to Lessor monthly base rent for the Premises for the following periods (inclusive of the First Extension Period) in the amounts set forth below.
